Lease agreements are unfair to some.....

are unfair to some

I keep hearing how Chesapeake Energy Corp. and the local Haynesville Shale ventures are going to make people rich. I know for a fact that they have. I also know for a fact that they have taken advantage of a lot of owners before the mayors and the local newspaper and television stations started to give attention to the story.

People probably were pretty happy when they signed for that low bonus. Therefore they have nothing to complain about now!

Hey, Aubrey Mc, and Jeff Mobley With CK ,I see you peeking!!!!

Residents Expecting Big Shale Checks get Nothing
Reported by: Karen Hopkins

Thousands of Caddo Parish residents have cashed in on the Haynesville Shale. Greenwood property owners hoped to make big bucks off their mineral leases. But Monday, they found out they're not getting a dime.

People from Greenwood signed leases at $22,500 an acre. Monday, they learned Chesapeake Energry is not funding their lease bonus drafts.

Greenwood residents stormed Chesapeake's Shreveport office looking for answers. "They have failed us tremendously and deceived the city," a Greenwood Resident said.

Some property owners said they expected big lease bonus drafts. " I don't mind telling you, our's was $39,000," Greenwood Resident Jimmy Lynn said. Lynn walked away empty handed, with dreams put aside. "We have a lot of families out there, growing kids and everything and this is money a lot of them are really depending on."

People from Greenwood waited outside community bank in Shreveport. " We went to the bank to pick up the check but it had not been funded," Roger Poole said.

Chesapeake pointed Greenwood residents in another direction.
"Go back and check with JPD that's our authorized lease broker. They are responsible for handling the transaction," Chesapeake Energy Spokesman Kevin McCotter said.

Chesapeake said the leases are still good. "Chesapeake honors all properly made leases," McCotter said. But Greenwood residents say Chesapeake's actions are suspicious.
"If I have all proper documentation according to what they state, and I hand it to them, in turn should get a check," a Greenwood Resident said.

Chesapeake said the bad economy can affect leases. "Leasing is a market transaction and those conditions change on a daily basis, dependent on availability and accessibility of minerals and competition," McCotter said.

Some Greenwood residents have words of wisdom to pass along.
"Don't spend what you don't have in your hands because it's not sure if you are actually going to get the money,” Poole said.
Drilling for answers about the shale

What was supposed to have been a draft worth several thousand dollars is now just several pieces.

Roger Poole says the draft he received from his lease broker for his mineral rights isn't worth the paper it's printed on.

Poole and more than one hundred fellow members of the Greenwood Neighborhood Network gathered in downtown Shreveport with one question on their minds, and signs, "will chesapeake honor all executed leases?"

Kevin McCotter with Chesapeake Energy says the company will still honor all properly executed lease documents, but he says each lease is different.

With 700 acres under lease, McCotter says Chesapeake is very excited about the Haynesville Shale. Unfortunately, after what happened to Roger Poole, some no longer share in that excitement.
Rosebud. The Times has a history of avoiding potentially controversial stories concerning those who advertise heavily in the newspaper. In the thread "Did anyone sign a mineral lease ....", started by Times reporter, BigBelly, I asked him if he would divulge how much CHK had spent on advertising in The Times. I suspect that over the last 6 months, CHK may have been their biggest ad client. I do not think that we will see much reporting from them that will be openly and directly critical. The newspaper business has changed drastically in my lifetime. Investigative reporting occurs rarely these days and only where it tends to not anger any person or business that is an ad customer of The Times.

SHREVEPORT, LA (KSLA) - It's the classic tale of David versus Goliath. Except this time it involves an Ark-La-Tex property owner versus a multi-billion dollar corporation. And, it's just the latest episode that is the Haynesville Shale.

It boils down to a property owner who just wants access to his land. Chesapeake Energy accidentally blocked that access when it began work at a new drilling site, just west of Keithville, LA. And the owner explained that despite a month of promises he still can't reach his property by truck.

"I could drive anywhere across here. I can't drive across here now," said an exasperated Hubert Allen, as he pointed to where crews carved a 4-foot drop from his property to a new chesapeake well pad. "They said they was going to put a cattle gate there, a ramp and a cattle gate. And they haven't done it," added Allen.

He and his brothers own the 13.6 acre tract of land in Spring Ridge in south Caddo Parish in what's transformed into a hot spot for Haynesville Shale drilling. Allen said they have big plans for their property. But, that's all on hold for the moment. "You cannot cross and go up that hill," exclaimed Allen.

He recalled how a Chesapeake supervisor agreed to meet with him at the site. "and I told him what the problem was and he said he would fix it." Allen said that promise came in mid-October. "And I've called him several times and he said he was going to get it done and he never did."

Finally, Allen said he got word the ramp to his property would be done by this week. Instead, Allen showed us pictures of what he discovered this week: New equipment further blocking his property. The bright side: Crews did move that equipment, even as he still awaits that ramp and gate.

Allen said he spoke with us in the hopes of getting something across to the public. "If you're gonna lease land with an oil company you want to have everything in the contract."

Kevin McCotter with Chesapeake Energy said they did send a contractor to the site to fix the problem. But, he's been told that work crew left after someone threatened to call the police for tresspassing. Allen told us that's news to him.

Either way, McCotter promised that Chesapeake will meet with Allen soon. We'll keep you posted.

Chesapeake Energy Files Suits Against 5 FW Landowners

UPDATED: 9:16 am CDT August 28, 2008

FORT WORTH, Texas -- Texas Midstream Gas Services a pipeline subsidiary of Chesapeake Energy is filing condemnation suits against five landowners in Fort Worth.

The company wants to place a pipeline underneath the yards of five homes along Carter Avenue.

The action has led to city hall protests about the use of eminent domain by natural gas companies.

Under state law, gas companies are considered utilities. They can condemn private property just like other utility companies.

Poor lady, she knows what little she has in her home is now not fit to sell anyone. Who would buy her home knowing a gas pipeline is in the front yard?
I would put a pipe line in the front yard of the mother of the CEO of CHK if I only owned a large O&G Co. I guess that's not the proper way we should think but they did do it didn't they.
So in essence we're similar to sharecroppers in this matter? We own the surface, the improvements, tend to it & invest in it, but the "barons" can take what they want of ours?
