LANDMAN JUST STOPPED BY ABOUT 30 MINUTES AGO (CADDO 19-15-36)

TWIN CITIES DEVELOPMENT LANDMAN STOPPED BY ABOUT 30 MINUTES AGO. WANTED TO DISCUSS LEASING OUR LAND. I TOLD HIM I THOUGHT ALL LEASING HAD COME TO A HALT. HE SAID NO THEY WERE INTERESTED IN OUR AREA BUT LEASE BONUSES WERE WAY DOWN. HE OFFERED $2,000 AND 25%. I ASKED HIM ABOUT THE LETTER WE RECEIVED FROM SAMSON CONTOUR ABOUT THE REDEFINITON APPLICATION. I ASKED IF HE REPRESENTED THEM. HE DID'NT SEEM TO LIKE THIS VERY MUCH AND SAID THAT HE WASN'T SURE WHY SAMSON WOULD APPLY FOR THAT WHEN CHESAPEAKE ALREADY HAD 70% OF THAT LAND LEASED. WE THOUGHT WE WERE IN 19-15-36 ACCORDING TO PROPERTY TAX INFO BUT HE SAID WHEN HE PULLED OUR DEED WE ARE ACTUALLY IN 18-15-01 SOME TYPE OF GLITCH AT THE COURTHOUSE. ANY THOUGHTS...

You should ask that every offer is given to you in writing. The reason that I suggest that is from my own experience with a Chesapeake landman during the summer. He made a verbal offer, asked that I consider it and also asked that I take it to 3 other of my neighbors to see if it was acceptable to them also. After speaking with the other landowners, we accepted the offer. For 3 weeks following our acceptance of the verbal offer, the landman kept finding excuses why he was not ready to meet with me and get the leases signed and kept saying that he did not have time to meet me that week but would the next week for certain. Finally, the landman informed me that he did not have authority to make the offer to us that he did and that our "actual" offer was $1,000 per acre less.

I knew better but never thought that the landman would come up with that one.

Getting the offer in writing protects you from "mistakes".
Wouldn't a signed lease qualify for getting everything in writing ?

Until every single P.R. problem and screwed up draft issue is taken care of,with the "Parent" company , I wouldn't brew Twin Cities a cup of cow chip tea ! That nice boy stuff cost a lot of people a lot of money. I would opt for a cross, lots of garlic strung around my neck, some silver bullets ( not Coors either ) and a bundle of wooden stakes from Home Depot. ( Or the Home Inprovement outlet store of your choice )

Where is CHPK getting the leases that they are flippin' for 10X if not from T.C. ?

My heart goes out for you....Here you are a mother of three and with the cost of living these days, I am sure the extra income would give some relief to your family's budget. Then the landman alters the deal.

Forgive me, but dealing with these people reminds me of the old melodramas - Where the gal is tied to the train track or her home is fore-closed on by the villian. Believe me. i am not making light of your situation. I for one believe adversity does not build character - but reveals it.
To Jim & all others especially Mom of 3, the coffee's debatable...how about a simple request for the landman to write down what he is offering...and simply stating I'll need to consult my attorney & get back with you..I usually don't answer the door to strange men.
You could always ask the Landman to drive you around so you can run errands, burn his gas while you talk.

I have a Red Heeler. And you are right KB it will not let anyone near at all. My dog will not let anyone within 2 feet of me, even if they are known to be OK to be there, unless I call it off.
I never knock on doors cold turkey unless I cannot find a phone number or address to mail a proposal. Some people just don't want to be found and believe me it is much more dangerous for the landman. How many pit bulls do you have to deal with in your daily life, I can't count the times that I have been attached by dogs, geese, bulls and roosters. I have had people answer their door completely naked both male and female. I would feel that the chances of a serial killer coming to your door are very slim but I can see in this day and time why one would need to be careful in opening your door to anyone.
Jim, I live like a pig, but I am single with a 17 year old boy and all his friends coming in and out, it's Animal House around here. The dog is a dachund that his back legs don't work so I have to squese the pee out of him over the Wall Street Journal every morning. The other end I have no controll over, you have to watch your step and don't walk barefooted in the dark. I fit right in with some of the lessors but have seen some that go beyond the pig pen that I live in.

WSJ is way bigger target, don't want it to hit my leg by using the smaller target of the Rolling Stone. Duncan is knowledgable in oil and gas but he is the most liberal landman that I know. I can say this about Duncan, he took a great website for landmen to shoot the bull and turned it into a more eductional website for new landmen. He created a job bank for landmen looking for work and for companies looking for landmen. He also created a list of search sites for landmen. His website is www.landmen.net Conner Smith developed this site for the field landman and very seldom put his voice into the dialoge back in the late 90s but Conner died and the site changed hands and direction.
