I think you should not be surprised at the offers to buy. I have had frequent offers to buy my land in Webster Parish for at least 25 years. There is always a market and there are always buyers looking for a deal. And usually targetted owners have very little knowledge of actual value of land. Does property have timber? What is timber value? What is real value of minerals? Until you get real professional advice those things are unknown. I would not sell my land in Webster Parish for any amount of $. You will find some good info on this site and some not so good.
By the way I am absentee landowner in AZ but see my land at least 10 times a year. My advice is GO SLOW! GOOD LUCK> MERRY CHRISTMAS
