Lease on section 32-11-14 (Desoto) ran out on 04-06-2013. It was leased by Comstock and Sonris shows CHK as operator. There was a pad placed, but never drilled a well. What would you suggest the landowner do, just wait, contact Comstock and request release, do I contact other companies about the possibility of leasing?

Did they dig the pits? I have two deep unprotected pits on my place..the pad is a mud hole, the gate is never locked
I wonder how long (its been two years) the pits and pad will just sit there.

Very good question.
You should request a release of your lease from Comstock and ask that they file it in the court house where ever the lease was filed. Send the letter by certified mail. Its important that there is a release of your lease to clear the title and make it clear your property is no longer under lease. Also, ask for a certified copy be sent to you.
I kind of remember that after you ask for a release they have 60 or 90 days to file it. Someone can correct me if I am wrong about that. The last time I asked for one I got two releases from two different companies. One from the leasing company and one from the JV partner.
