compressor site value....$200 per rod for pipe line...still good????

what kind of money may possiably be extracted from the o & g companies for a compressor site????...........is $200 per rod a
reasonable charge for a 30 foot piple line easement????....

Where are you located? We are contemplating the same thing. Who is the energy company?
We have been getting $150 to $200 per ROD repeatedly on our properties since the late 1980's. Also, during construction the contractor never stays within the boundaries established within the agreement, so we make them pay damages at a much higher rate for the unapproved SQUARE FOOTAGE they use during contruction.

Obviously the company will want to "value" your property using a method that minimizes what they have to pay and not the real value of the part used AND the DAMAGe to the remainder of the property. Example: You wouldnt sell 2 acres out of the middle of a 100 acre tract for the same price per acre as you would for the entire 100 acres. Also taking out an interior 2 acres negatively impacts the remaining 98 acres. It doesnt matter weather it is a drill site, compressor site, oil field roads, or pipelines. The value of the remaining surface acreage is damaged.

Make sure they stake your ROW before construction, this way you can hit them hard if they violate it.
