Someone contacted me about a Keydets DU #1H late last year haven't heard anything since. I think my lease is up this month.

For you folks who may be waiting on word about the Hawks DU wells... line is being laid to the well pad. Looks like they are probably still a couple weeks away.

I've received several offers to purchase my interest in Scorpions over the past few months. The most recent is offering approximately 28 years worth of current royalty payments. Is anyone aware of happenings that would be generating this level of interest? My last conversation with a rep at XTO indicated nothing would be happening until wellhead prices improve and I'm not seeing any permit activity and the last one expired back in 2011.  Any insight would be appreciated!

The man is probably telling you the truth. XTO is now trying to drill and hold the acreage acquired from EnCana. I certainly won't try to predict what they might do but I wouldn't expect to see a new well on any producing unit unless something happens that they need to drill another well to maintain the leasehold. However... they do come back once in a while and permit a whole unit full of wells. So if they do drill your unit you can probably expect not just one new well but 3-5 to come on at about the same time.

I generally suggest looking at the offer in terms of what the first 18 months of royalties looked like on that well.

Thank you! I'll go back and take a look at that. It's complicated by changes to decimal ownership revised back to first sales for the inclusion of Texas State Highway tracts; received new DO's in April. XTO appears to have miscalculated the effect of the revision, telling me I'm negative on royalties despite an increase in my decimal ownership, so waiting on them to fix it to see the true impact on retroactive royalty adjustment.
