I got a letter from Community Minerals,2025 Richmond Ave Suite 1200, Houston, TX,  offering to buy my mineral rights on a 100 plus acres in Union Parish.

Searching on the internet indicates that Community Minerals appears to be a legitimate business. Having said that, I am curious if any other land owners in the "Brown Dense" are getting offers.  I am also curious as to whether companies such as these are predatory in nature that essentially rips off land owners paying well below the actual value of the mineral rights.

Sometimes they are trying to rip you off. This Summer has been crazy for mineral rights as far as price per acre goes. I would ask them what amount they plan to pay you in a price per acre. Then reach out to other companies to try to beat their offer.

Ben,  when asking location specific questions, it is best to post on the appropriate group page or pages.  When you post here on the Main Page you are hoping that the right members or viewers will see your discussion.  The odds of that considering that your question involves the Brown Dense are slim and none since most of those members ceased to log into the website on a regular basis years ago.  When you post on a "group page", every member of that group is sent an email alerting them to your new discussion.  I suggest that you post on the Brown Dense group page and the Union Parish group page.  You'll need to join those groups to post a discussion.  I'll include a link to both at the bottom of my reply.

As to what is a fair price?  That depends on some specifics.  Location, size of acreage interest, leased or unleased and, if leased, what's your royalty fraction.  I think we can leave those questions aside for the time being to see if you can get some feedback from members of the two groups that are most likely to have interest, and maybe some information, regarding the Brown Dense.  Good luck.

I should have recalled all that. I used to follow the Brown Dense/Union Parish pages years ago, but as you noted, with the lack of activity I lost interest. Then when I got the letter from Community Minerals, I just sort of jumped back in without thinking.

I will follow your advise.

You're welcome, Ben.  I'd like an excuse to revisit the Brown Dense although the offer from Community Minerals without some evidence of new development interest is curious.  After numerous wells, drilled by several operators, it was strange that although the Lower Smackover is tight, the best wells were vertical completions.  $100+ crude will sometimes encourage companies to give a challenging play another go.  I'd like to see a new approach and look forward to seeing if you get any action from posting in one or both of the other groups.
