Anyone else been approached by Teche Exploration for leasing? I have received an offer in the mail for $200 an acre with a 1/5 royalty. I ignored it for a few days and they then called me to up the offer to $250 an acre. We actually have two tracts of land. He approached me on our land (20 acres) in Section 18-T14N-R7W. Our property is off of Punkin Center Road and sides a Natural gas pipeline that has been there forever. Anyone else hearing anything? Skip Peele asked me to share this info with other Bienville Parish landowners. Our land has not been leased in years so this offer came out of left field. Hopefully, its a sign that something may be happening in that part of the Parish!

I highly doubt they will be drilling any Haynesville wells in that area very soon. Does the lease mention the formation anywhere in it? I would guess if they are going to drill anything in that section anytime soon, it will be a Hosston well.
No mention of any formation in the letter they sent.
Most O&G leases cover "all depths". All leases taken on speculation with the intention to "flip" are all depth leases. Without some clarity from the individual offering the lease and the ability to negotiate better terms, It's a quick "no thanks". The question is, have others received these lease offers and are they paying attention and getting some professional help?
Decided to pass on this for now and see if anything else develops down the road. Will update this site if I get other offers or interest.

I got the same offer. I have property in Sec 12 14N 8 W AND Sec 18 14N 7W. They want it to cover all depths. Most of the leases I have signed before have usually focused on the Hosston formation. They did not want to consider my property in Sec 35 and Sec 36 of T14N 8W. I would not sign the lease without seeking a component O&G expert that is for sure. I do not know if any Haynesville well will be tired in the area. I know it is pretty close. Thanks
Marc, I refer you back to my discussion Leasing Alert. I'll put a link below since it is no longer on the main page. EXE (Expand Energy) formerly Chesapeake has a Haynesville Shale well to your immediate west one mile in 13-14N-9W. So right next door. Your 18-14N-7W is further east and is certainly more of a step out but it is possible that it may get drilled in the future. As far as I can tell, these are leases for the Haynesville Shale and depending on specific location, the Mid-Bossier shale. It's a good idea to get help with a lease. The lease terms Ed James posted are low for the Haynesville Shale but any step out has risk and a somewhat lesser royalty and bonus is to be expected. That doesn't mean you should accept a first offer. I'm hoping someone will ask and find out who Teche Exploration is leasing for because Teche does not drill wells and is not recognized as an O&G operator by the state. I suspect they are a land company leasing for a client. Maybe Expand. I suggest that you express an interest in leasing and get a copy of the proposed lease. Then go to an experienced O&G/Mineral attorney. If you need a referral, let me know.

I did ask them questions. They have been very secretive on who they are buying for in the area. They did not give me any answers as to who they were leasing for. To my knowledge they would let you change the lease terms that your O&G professional would want but the money and royalty stayed the same. I know that some folks signed the lease and the check came from R&O Energy. I would like to see Haynesville explored in the area. The lease they let me look at was the standard one which was not very good. It has been a while since I looked at the original lease form Teche. I will see if I can find it.
