Does anyone know why only certain areas are being leased?

I was told not everyone would be asked to lease. Can anyone tell me if this is true? If this shale is so big then why are certain areas left out? I have yet to find anyone who can tell me if this is true. I find it hard to believe but was told if the energy companies get enough land leases in a certain area and you are close to that area but not asked to lease then your minerals are not needed. I was also told that they can not put a rig within 500 feet of a dwelling. If this is true then why are they leasing so many subdivisions? I would like to know if anyone out there can help me answer these questions. Many of my neighbors are asking but no one has been able to tell us.

Shareholders, which many of the people on this board may be indirectly (mutual funds, retirement funds, 401k's, etc) are what makes them care about the individual peanuts....ironically.
I had direct contact with Steven F who is working our area for Twin Cities. Everyone in our area owns over an acre, but we are a small subdivision. He said that being as they are going to drill just over a mile from us that our area is not needed. We are in a "Dead Zone" with drilling all around us and he told me via an email that if they obtain enough leases in the drilling area that we will not be needed. Also in the pamphlet distributed by Mayor Glover, it clearly states that not all parcels of land will be leased. So with that being said, I feel our area can relax and not worry about all this leasing business. Two people in our neighborhood were contacted by mail with a lease agreement through Petrohawk. When one of the ladies called the number on the letter, she was told they were no longer interested. We have tried to group up but feel it is not worth doing because they do not seem to want our area. I just do not understand how they justify drilling all around an area within one mile of it and they do not contact us. If they go out to 2 miles will they have to pay us royalities or ask us for a lease? Inquiring minds want to know.
Not if they do not drill in your section. A section to us is a 640 acre unit, or 1 square mile.
I have heard that the westwood golf course is a property owned by the city of shreveport and it is a property they are bringing to the table in October for lease for NG. If we live not even 1 mile from this will they have to contact us before they drill and ask us about leasing?
State statute says you can drill no closer than 500 feet from any existing dwelling.

We can drill quite far from subdivisions and then drill horizontally "underneath" them. We are just required to have the actual drill site 500 ft away.

Minerals are leased by "units" which are 1 square mile in size for purposes of horizontal drilling. You may not be in a proposed unit YET. All you can do is wait and see on that one.

how far can a rig be from your home and still drill under you? iv'e heared different things just wondered what the truth was.
I've HEARD up to 2 miles, haven't actually seen that... a better number seems to be ~3/4 mile.
Randy is the unit considered a Block? 640 acres? and is the 80 acre spacing does that mean 1 well per 80 acre section?
640 acres = unit = 1 square mile = section

if that helps any, all of those are the same in most situations in horizontal drilling.

80 acre spacing means what you said, 1 well for every 80 acres.

Hey, Randy. If a landowner controls the surface and doesn't want the drilling activity, what do you think the mineral company will pay for wellsites, to convince him?

And am I right in assuming that they need to space these wells out this way to maximize what they can mine? If they're blocked from half a section, they will need to deal with that landowner in order to successfully get the gas?

No, we have put quite a few wells on one drill site.

I can't speak to amounts for surface negotiations there are too many variables. Honestly, someone WILL want us to drill on their property and we typically find at least 3-5 in every section no matter how cramped it is.

Think now, if we can drill AT LEAST 3/4 mile horizontally, and units are 1 square mile in size...

They will come knocking. They play their games to try and get you nervous. You need to use this time to gain knowledge and build in numbers for strength. When you start getting people together, you will be astonished at how much knowledge your neigbors are gaining.

My land is 2.1 miles from the Bossier parish line. Do I believe that God stopped the shale at the parish line. No and the O & G companies know this as well. At first it kind of hurt my feeling that when you call the widely published Chesapeake number, that they tell us they are not interested in Webster parish. The insulting offers from the other companies spurred me to start investigating and get involved.

I assure you that the same people that say, "we are not interested in your land" , will be knocking. And when they do.... they had better not show up and try to insult us again. We have been doing our homework, we are strong, and we are fed up. They had better eat a good breakfast and stop by the bank before coming this way.

While I am negotiating, I will be thinking about the widow lady that lives a couple of miles down the road that the O & G's snuck in and took advantage of. And when land men say that they did not know what would be happening, then why did they make her promise not to tell anyone about her deal. Lying to her, saying... "we don't want everyone wanting to get this good deal of $200 pr/ acre". That makes me sick at my stomach to be honest.

So if you are on the Shale or even on the so-called fringes, get ready. Good things are coming if you are prepared.
