I was just contacted by a female rep from Twin Cities and offered $2000 and 22%. I was also told that I should take it and that they weren`t paying any more than that. Also she stated that the East 80 group was no longer together,[wrong]. I almost told her to come on over,[not].

Three days after suspending leasing with the Bedford-Colleyville Mineral Rights Coalition, Titan Resources on Wednesday told the big group that "all our efforts to lease mineral interests of members of BC-MRC are now terminated." Titan said it will not accept any new leases but is honoring drafts issued through Oct. 18. "It is our hope that new opportunities will occur for leasing activities in the future, and we appreciate all of the mineral owners in the BC-MRC," Titan said in an announcement sent the homeowners group. The group posted on its Web site a statement that it is "extremely disappointed and strong disagrees with this unilateral decision by Titan. It plans to consider all options at its disposal to seek to enforce the agreement which Titan has now repudiated, as should all individual members." The group estimates that Titan signed leases with 15 percent of its members, "but needs far more acreage within BC-MRC boundaries to form effective drilling units." It urged members to remain united and "not feel pressured to accept something less than what has already been offered and accepted just because of claims that competitive conditions have subsequently changed. We have been members sine this all started. I haven't seen or heard any up dates lately. Do you know if they are planning anything in our area? We live off of 157 and Timbers East in Haughton. They have cleared land off of Covington Road that leads back in the woods behind us, do you know if they are putting in a well there or not. None of my neighbors have signed with anyone. Please let me know.

Nikko, not sure who you are but I have a strong feeling you are just another HOT HEAD that is trying to discredit anything and everything good people want to do for our community. If you are in fact a landman then I am sure you did get an ear full. So are you a Landman?

The main worries of most land owners should be environmental and community life change concerns. 12 months ago most people in this area were not even aware they had mineral rights, but now, it seems the greed of our community has come into play. Who cares about the dumb bonus payments. I'm concerned about the environmental impact and the state of our town or city. I live in Haughton and the East 80 site has some good stuff on there about environmental concerns and great clauses to add to our lease. Get off the bonus issue of it. royalties are where the investment is. Just preoccupy yourselves with protection instead of a one time get rich quick scheme. Check out the site.
Making sure your property and health are protected by inserting clauses into the lease is one thing.... holding out for irrationally high lease bonuses and royalties is another.
Boardwalk are you an east 80 member? I would not call the bonus money dumb but i would say that a fair bonus along with a lease that has the right clauses to protect the community is the way to go. However East 80's website still says a min. of 17,500 bonus, I guess that is still accurate and I would hope they will get it sometime in the future! Soner or later gas prices will go back up. I'm sure you would have no trouble getting a lease with good clauses and none of that dumb bonus money.
what is a fair bonus? The bonus is just that, a BONUS. 17,500 may happen in 2015 or so, but this is an energy source that can't wait. Our country is trying to become energy independent. Holding out for rediculously high bonus money is putting a hold on this process. That is why I am not an east 80 member, though I agree with alot of what is on their site, $17500 is crazy.
im with you. people in the town of haughton got 15grand people down 80 got 20grand i have a family member in greenwood that got 22500.00 with 25% royalty with no cost clause is that to much? thats what they the o/g companys paid and im sure there was no gun held to there head. so how come my lease is worth only 1000.00 and 18% royal. with a crappy lease. do the math thats 14000.00 to 19000.00 less per acre than people less than a mile or two from my place and almost half the royalty. also throw in the stuff they charge you without the no cost cluse than you could end up with 10-15%. all this and the price of gas only went down like half of what it was and is coming back up as we speak. so whos being greedy and crazy? our minerals belong to us and were signing over 75% of every well for the life of the well do that math 17500.00 per acre is nothing compared to what they will get in return when you figure they can put up to 8 well per section. east80 member

Just update what is going on in Haughton, La. I received a letter from Twin Cities because I am unleased section 3 township n18 range12 and I called and spoke to Neil Brattin, Bossier Land Manager on March 19th 2009. In this letter it states we are quickly approaching a point in which we will coordinate with Chesapeake the unit configuration, permitting, and force pooling for lands in your immediate area. Before doing so would like to meet with you to go over pros and cons. Hope to hear from you soon. So I called and gave him my CONCERNS and he said he would get back with me. Still waiting. I was contacted by twin cities on a town lot in sec 22 18N-13W an offered 1500 a 25% royalty for a 5year+5year extension lease. 10 years is a long time to tie up.
