Joe Dyer here, I had recently sold some of my land off of HWY1by Hall#1. Sold over half of mineral rights to some investors, could not pass up . I kept some % as part of deal to help manage and keep them updated on latest activity. Anyway upon further inspections of contracts and surveyances their were discrepencies. No one caught not even me or gas companies. Bonus payouts are one thing but royalties are a whole other balgame. If it was not for our keen attorney things would have been a cluster. So, to everyone out their take serious time to take a good look at your leases. Trust me it's worth the time and effort to let your attorney look at these before the gas companies get it all! Mr. Krow thier was about 5 of us that needed an attorney. To keep it short as I can. The land unit #s adjacent to each other had a typo on the unit numbers. The surveying that what was done back in 1985 they started on the northeast corner of said section. somehow the geo#s got transposed back to about 4 different land owners even though I was the original owner in the 80's. So, weve have been paying taxes on each others units, but luckily they were all the same size. So all we have to do is get an Act of Correction signed by everyone which we have all agreed on. I hope that kind of answers your question. Moral of story-Take out Title Insurance. Joee

Geo #'s don't impact ownership. An attorney or a Title company may want a correction done, but an incorrect GEO number on a deed doesn't change what you own. The legal description would state what you own.

But I'm glad you posted an answer to Mr. Krow. Obviously you have better sense than "Judge".
Your right parker my mistake, I should have caught that last number on tax notice. The legal description was correct but the land was one tract to far northward and thats where the mix-up began. The worst part about this is that we have to start all over again with gas companies on royalties and leases which we were going to have to any way since we are splitting up roalties any way. They are gonna love all this mess. becuse the deed's have to be correct. Whew! We'll need the round table on this one.
