OK, I know we've done this one already in the East Texas group, but I thought I'd try again. Whole new thread, and easier for us out of staters to follow since we aren't so familiar with the area in Shelby County. Anyone want to share a verified (not rumor) lease offer IN SHELBY COUNTY? Please include the date of your offer as well. We are still trying to figure out what the going rate is, though it really does appear to vary according to the circumstances. I'll start with the first answer!

Buck said Jerry is working for a finders fee. He was at the meeting with someone from petrohawk or petromax. As far as I know he was just a land owner and now a finder too.
I spoke with Mr Nutt today...He stated he did not want fee from me, but that the Oil companies would pay him.
I am not saying , I am just saying Oil companies pay should be red flag...If it quack like a duck and walk like a duck...well......

get 12.5k per acre I feel like its worth that.
What kind of offers are you getting for folks? Have you actually had any Companies start negotitations?
I know first hand that O&G Companies will pay a finder's fee of $150 per acre- for people to get their neighbors and family members to sign up on these "low-ball" leases. There is no screwing like a screwing that comes from those closest to you- that say they are working to get the best deals from O&G companies- while putting money in their own pockets from your screwing. How in the world does Mr. Nutt conclude that this land is valued at $12.5K/acre?? If someone other than the landowner is getting paid for screwing you- then they are less than a landman- and that not good. Be honest, call it what it is- you work for the interests of the O&G company(s) that will pay your fee.

Which company is making this offer? You just have to keep saying no till the offers get better. you should know by now you are definately in a hot area. Devon and an Cpk , 2 big boys are leasing in your area along with a ton of others. Pugh whether vertical or horizontal does limit things in the lease. However, they are throwing you a bone. Its like saying if you buy this corvette I'll throw in a corvette hat too. There is way more money being left on the table in the lease details. you need a professional to draw up your lease.
Company called Anderson something out of new orleans called my mother offering 500. and 1/5 royalty. ha she told them to go fish. they asked what she would take and she said around 20k. The guy didnt even flinch. He knew. shame on him for trying to get over on a little old lady like that.

Yes and no. Too many folks are willing to lease for less 10k-15k. till those have leased I think prices will be sub par. Its all supply and demand. I think when they start offering around 15k/ac. alot of shelby will get leased. When the supply of unleased land diminishes some the big boys and new players wanting a piece will pay more. No doubt you have to be willing to wait to get the larger bonus. Notice how the companies are much more willing to negotiate the bonus rather than go above the 25% royalty. the payout is huge. Right now I think anyone leasing in western shelby county for less than 12k/ac. and 25% is leaving money on the table. In time i think that will double. The further east you are in the county the sooner the offers increase. No doubt by the time it is all over and fields are proven shelby will see offers of 40k. Question is when do you cash in. If you get a good offer from a good company with a good reputation and they accept the terms of your lease agreement, you cant go wrong. If you want more you have to wait. no different than shreveport or dallas.
I think you are on point. Landman initial offer was 5K today Jerry Nutt says he can get 12.5 K. I am holding on for my 30K. I watched it happen in Tarrant County at the Barnett. Patience is the key. O&G is motivated, but will take something for little or nothing if you give it to them>>>
