I am SO glad I found this site.
I live in Township 20 in Webster Parish. (Germantown Rd. area). I have 2 acres of land and I'm wondering if it's a good idea to be in a pool or to wait on someone to contact you. I've been contacted to join 2 pools they have going--but I haven't.
Does anyone have any advise for me????

Thanks for your help!!

If by pool you are refering to joining a group , then that really depends on how you feel about what this is worth to you.The numbers are hard to dispute when you compare the disparity between the groups verses the individuals on the Barnett Play. The average difference between the two totals are $8,000 to $10,000 per acre. Not to say that some individuals haven't done well for themselves but the odds are in O&G's favor especially with you being new to this whole experience.I do represent the largest group in our area but don't take my word for it. There are numerous sites that can be "Googled" about the Barnett to show you the big differences between the two.

While being informed about this shale will increase your understanding of its worth, I believe being more informed about the group that you feel is going to represent you will pay a huge dividend in the end. Not all groups are alike , even the "free" ones.Just because your next door neighbor feels like something is the right thing to do , doesn't mean he isn't off his rocker! Just look at what my neighbors have too deal with on a constant basis! HA! HA!

If you have any questions , feel free to ask. That is what this site is about. There are years worth of experience and knowledge rolled up into a weeks worth of reading here in these posts. Feel blessed to be in this opportunity that you have and get to work arming yourself with knowledge.
One thing you will find in the group that I am with is we are neighbors watching out for neighbors & families. Check out swamoinfo.com
and we are all learning together. that is what I like about it. Plus NO FEE.
I struggle at times to make ends meet like a lot of folks do. I have 2 acres, but others around here, have acres upon acres. I'd feel like an idiot if I waited it out with them just to come out with little to nothing..
The wealthy people can live without this Shale.
It's possible I don't understand what's going on here. I've apparently had my head in the ground the past 10 years because I'd never heard of the Barnett Shale! Quit laughing. :-D

Also, I have 7 acres in Claiborne Parish...anyone know anything about mineral rights there? (I'm closer to Athens).

What makes you guys so sure this is going to work out for the best?
I know 'good things come to those who wait'. But how long is too long to wait?
Isn't it more responsible for me be in a larger pool?

Am I just looking at this wrong?

Also, I have family in that Ron Black(?) pool.
Weren't they suppose to get their bids yesterday?? I'd like to know.

Thanks you guys for your replies. I appreciate it!
Not sure about the other areas.
Please remember the old saying "fools rush in" Our group is taking the approach of patience being the key. Yes, I am like everyone else in my neighborhood struggling to make ends meet. But I have struggled this far a little more struggling won't make that much difference. What I am doing now is learning as much as I can so that when the time does come (and it will) that we can make the best decision for our families. There are absolutely no guarantees in anything that we do but we can go about this with more knowledge. What one person in our group doesn't know someone else will and we all share what we know.
Joining resources is not a bad thing, especially noting the amount of property you have to offer. Actually, it would be to your benefit to join, as long as you are not contracted with the group. You would be free to lease outside the group at any given time. This would neglect the reason for joining the group, but still would be an option for you. Those who stick with the group until an agreement has been made with the O&G Company, will have greater potential futures than those who walk it alone.

It is understandable that the economy is on a decline, and the O&G Companies are able to use this as enticement to get mineral owners to take the "easy money". Sure, the fast money may get you out of any current situations, but will it provide for longterm security? Based on your needs, do you want immediate financial relief, or longterm financial stability?
Well said Mr. Grice.
Cool website! Thanks!!

One more thing. Some guy came to my house after my brother (out of town) told him where I lived. Basically, he said they were going to do seismic surveys on my land in Claiborne Parish. This was back in March--and I haven't heard from him since. Any thoughts?
Thanks Mr. Harold!
Can you tell me if this group is an individual-based group or is it still a pool of sorts? Are you guys holding out to the last minute?

How long will this Haynesville Shale be around? Like Barnett???
we are neighbors working with neighbors
we are not rushing into this
there is no fee
there is no percentage
we have joined together to give us more bargaining power WHEN the time comes be it next week or next year
Did you give him permission to use your land for testing purposes? If not, you would be in a position to contract the use of your land (providing you can show ownership). While it may not be as rich as your mineral rights, you can still be compensated for the use of your land.
One last question..
I, of course, live on Germantown Road. (Few miles from the fire station).
Have they found natural gas here?
I mean, I see the flourescent tape on the tree limbs (where they go out to test, right)?--
When I go towards town--but I don't see it out here where I am.

Okay--that was my last question. :-)
