I & my 3 siblings have received an offer of 1/5th royalty, and 1500 dollars each
signing bonus, for the deep rights, on a 3 yr lease on our 25.5 acres in the
Arcadia area. Don't know if it was an accident or not, but, the fellow told one of
my sibs that he'd give us 1/4 royalty, but when the paperwork showed up, it
only offered 1/5th royalty. The upper production zones are held by St Mary's.
I've been a member of GHS for awhile, but have only been occassionally lurking.
Hopefully things are about to turn around for the Natural gas world.

I would not sign the lease until the royalty amount is changed to 1/4 on the document. What company are you dealing with?
Bob McKellar with McKeller Oil & Gas is the operator that has made the offer on our 25.5 acres (for the deep rights).
I know for a fact of one landman who was changeing the royalty and keeping an interest for him self. Make sure what you sign says what it is suppose to and keep a copy of it.
Don't sign that lease, $ 1500 and 20 % is to low. It's funny how mistakes are always in their favor.
Thanks for the input, folks. I imagine the representative will come around to changing the offer to include 25% royalties, but I have no idea what sort of signing bonus and price per acre we should counter with. I'm grateful for this site, and grateful to Keith for taking the trouble to create, and maintain it.
