$5,500 per acre lease bonus... 5-years... 20% royalty. Are these terms headed to the Haynesville?

Considering that the HS is purported to be 3 times better than the Barnett, I don't see any land owners jumping at 20%. Also don't forget that many areas will be productive for Middle Bossier, and the misc. Cotton Valley and Hosston production. Oh, and don't forget there may be additional gas in the Smackover.
This deal is double the rate most were getting in the Marcellus so its a great deal. The lease itself is over 50 pages long is pretty much no deduct lease, including production taxes (which PA doesn't even have yet, but their Gov. has been trying to put in place). Here's a link to their lease:
