i received one of those offers to sell some royalty acres in shelby county today. the offer is from a company called san sabba royalty. this is their second offer and it has gone from $7000 to $40000 . this is for 12.5 acres. that breaks down to them offering me $3200. per mineral acre. these are and have been inproduction for a few monthes, almost a year now. i am from the school of thought that one should never sell minerals. thats just how i was raised.
i just wanted to share this with the group . last time they made me an offer a few monthes later i really started getting $paid$. this makes me think there must be some new activity i am not aware of. im off to the trc website now to see what i can find.....

Oh, and by the way, I have been getting post cards/letter from companies wanting my mineral rights, too.
I'm like you.....I feel that one should never sell their mineral rights.
Also, Where exactly is the Lake Pinkston area? Near Huxley?
lake pinkston is near the mt. hermon area. i checked the state website and found nothing new in the unit. i am puzzled to say the least. usually these companies have someone on the ground reporting information before it is public. im going to say there is more than meets the eye here and i will keep the group informed of any developments.

There is excellent CV in area check out the Oliver #4 well just one or so mile NNW -and NNE of the lake has made only 4.5 Bcf in only 11 months(LOL) and still flowing 20Mmcfd and it a vertical well there are 3 other well near this well with large IP then go one mile away and the CV wells IP down into 1-2 mmcfd IP. This is in a area of only about 2 Sq miles maybe a PINNACLE RIFF/ About 5-6 miles to the South are 3 of SWN/common resources H shale wells just accross the line into San Augustine county making IP of 9-14 mmcfd. then 3-4 miles from these wells WSW into Nacgodoches county are the 4 EOG shale H wells Gammage, Hill, pop-pop, and hassell. would love to have minerals in the area who know what the value will be one day over 35-40 years drilling out the units completedly

Any updates you can share with us kj?
no intrepid, i have found nothing new in regard to the offer. i have checked the trc website and there seems to be nothing new for the unit. i have to believe somthing is coming or they would not have upped the offer the way they did. i will keep the group posted of any new developments.
