I have negotiated a lease for my 43 mineral acres in San Augustine County , E.P. Richie, A-238, in Wm. Clark, A-83 and John Howard Survey A-130 and J.A. Brooks Survey, A-65.  They started offer at $750 MA, Went to $1500. Per MA. 1/4 royalty.  Does anyone know if this is the going price?  See More

San Augustine County

I am a newbie, I know the survey and number for 4 separate tracks of land. Just have mineral rights. How do I go about finding out where this property is located. Cabot oil is wanting to lease. I have total 862 acres. They are offering $1000. per net mineral acre with 1/4 royalties. What do you think. Help!!!

Barbara, no problem, the RRC site can be tough to navigate.

These tracts appear to be 4-6 miles south of the town of San Augustine, very near Highway 147. They are in a solid location for future production in my opinion.

I'm curious, did the lease offer state that you owned that many net mineral acres, or just that you owned an interest in the 800+/- acres?

On a side note, if you are interested in receiving alternative offers besides the current offer you have, I would be happy to take a closer look at your interests and see if other operators that are active in the area would be interested in making an offer as well.

Barbara, regarding your mineral interests in San Augustine County: do you have the abstract numbers that the minerals are located in? I usually use the Texas Railroad Commision's website to determine location. This can be looked up by searching by survey/ abstract.

Depending on where the minerals are located at will determine what is a fair bonus price at this point. I would say that the closer your mineral interests are in relation to the town of San Augustine the better.
