We were offered $5,000.00 per acre by Chesapeak, near Blanchard, and then they went down the road, two houses down. and the people got $8500.00. We were robbed by Chesapeak. Would love to hear from more loosers.

You should research the industry and get good representation prior to signing a lease. You should also read a lease very closely and wait for the right time to lease. If you do not do those things you do not get a lease that protects your land and gives you top dollor. The O&G companies are not evil. They are smart business people. The fact is many people signed leases without realizing this is a searous business deal and researching first. Buyer beware folks. It is a lesson learned. You can not change it but you can be glad we have this opportunity and learn from your mistake.

Believe me, I would love to have an offer like $5,000 per acre! My gosh, I would even love to have $100 per acre. Consider yourself lucky!

You signed the lease for $5000.00 per acre. No one made you sign for $5000.00 per acre. You could have held out or not signed at all.. You should have done your homework. Quit whining cause you think you got a poor deal. Blame yourself not Chesapeake.. BTW none of us would get anything if the big gas companies would have not discovered it. Would you have ever taken it upon yourself to drill over 2 miles deep into your backyard and take out the natural gas, i don't think so.
One year ago, your mineral rights were near worthless and nobody cared. Today, we all sit on a windfall profit opportunity. Nobody needs a lawyer to lease mineral rights. There is so much information on sites like this oand others that any landowner can make an informed and intelligent decision. Take bonus money and 25% royalties today or not. Nobody can rob you. Who cares what your neighbor gets. The greed factor and all the fish tales are amazing. I leased my mineral rights fairly and squarely and got a check for a little over $17,000 up front and I will enjoy the royalty payments for years and years to come. Now, I don't have to worry about whether in a few months or a couple of years I could get more bonus cash.
I negotiated a fair bonus cash payment and signed a good lease at a good percentage. This is my last post because I have a life to live that does not include staring at a computer monitor fretting over who is lying and who is telling the truth about the biggest $$$$$ per acre they heard about. ENJOY THE MONEY!

I think the biggest problem has been that no one knew a lot about mineral rights and leasing except for the people in the business. But that is changing, has changed a lot in the last three months. People are much more informed know and much more light is being shed on the business. Oil and gas companies are trying to make the best deal they can and we as mineral owners want the best deal we can get. There's plenty of room for both of us to come out winners.

People come on, i am no great negotiator, but think of it this way. When you buy a car you try and Jew them Down" no offense jews out there". But when you deal with the landmen you have to Jew them up. They have to make you 3 Fair Offers, its a no brainer. What bargaing chips do you have for your area ???? IE Rail access, easy access to a pipline, pumping station, Try and think of what the Oil and Gas companies are looking for to make an easy dollar and not spend to much to move th eproduct to market. Pull off some of there own propanganda on their websites and use it against them. They are all screaming at the top of their lungs about Haynesville Shale to the World and we here are getting peanuts on the Dollar, come on people.
I am still amazed at how people feel they are "Robbed" by CHK or any other company when the voluntarily sign a lease. Listen, it is CHK's job to get your lease for as little money as possible. They are not required to offer you the highest number or a number even close to your neighbors. If there was no competition in the area, they would offer you $100 and a smile. Quit complaining about how someone robbed you. It is a business. Do you also complain when you get on an airplane with a $300 ticket and found out that someone else got a $100 ticket? Same same. This entitlement mentality sickens me.
MMMMARKKK you are rite....i bet the same people go down to the car lot and bargin for hours to get a good deal on there automobiles.....you think you arent robbing GM when you pay 16K for a brand new extended cab truck with the rebates.....they are having out now ...just so they can get rid of them....if you dont think they are taking a hit just look at there stock and company earnings...or should i say losses.....a good deal is a good deal I bet you dont go..."Your stock is down i see you guys laying off employees everday...hear is another 5K to go ontop of that 15K I feel like i am robbing you"....it doesnt matter as long as you are happy at the time of purchase....you were happy with that 5K at the time...it was market price....just like gas is 3.60 a gallon now...vrs 2 dollars a few years ago....tufffff luck....
Wow! I was scrolling through this thread for the first time today when I came upon Haughton Area's offensive post. I'm amazed that noone has called him on it. And no, saying "no offense jews out there" doesn't make this ok. In fact, it makes it worse, since he's acknowledging that it is indeed offensive.

Is this the way people in NWLa talk? If so, it's no wonder the New York Times article was so condescending.
