Sorry, i hope not to sound so negative about the Haynesville Shale but i just cannot get answers to questions that i need information on. LIke--who is where leasing? Current Bonus's being paid? Slow down with the economy? Why companys are not up in the northern part of Caddo Parish leasing? Rumors on no moneys? Where my land falls within the shale? People getting tons of money for leases? Why others have not been approached? Way too much confusion......

Ginger; you live in Vivian correct? I have land in that area, and don't know of any leasing to date, however keep your chin up and be patient....I know that's easier said than done. I didn't get a chance to go to the meeting .Was it very informative?

The longer that it takes the longer you have the oppurtunity to gather information. I read a post on hear talking about the Barnett Shale and it
said that it usually takes about a year from the beginning of negotiations
until it is finished.

With the slow down in everything, I would assume it would take even longer
than that. I would rather wait longer than take less though, so use the time
to learn everything that you can.

Hi Parker, i have to agree with you on that. Maybe who is left last will get the best offers ever on leasing their land. I have been told by several people that north Caddo Parish is where the mother load is? I ran into a couple in Oil City who was approached by the gas companys to lease their 5 acres of land near the lake. They offered 350,000 ( that is correct by the way ) if they would let the gas company drill on their land. The couple thought they could get more? Wow human nature can be very funny at times, & they may have just passed up an opportunity of a life-time. Well we shall see what the future holds for all of us:)

Yes, both me & my husband talked with them about it. The husband was not for sure what to do so when he was approached by the gas company so he hired an attorney. They both told both of us they were offered $350,000.00 & the husband said he was not that hungry right now.......go figure out that one. I would have jumped on that deal for sure...

Not to question anyones integrity, are you sure that the offer wasnt to purchase the minerals outright ? If so then I can understand their hesitance.That would be well shy of what the proported value of their acreage could be. If the offer was for a lease, then they need to forgo the attorney and head straight for the nearest medical facility for a very thorough evaluation.I would have to see that offer to believe it.Then I still wouldnt believe it! Keep us informed if you hear anything else.
Hi Snake, i just asked my husband about the Oil City deal i spoke of earlier & what he told me he understood was that amount was for a lease for their mineral rights.
I signed a lease in September (sec3t17nr15w) for 17,500.00. The people who were representing me and others was only known to me for three months or so.Seems it didn't take nearly a year to close this deal. Be optimistic. When the first news of the Haynesville Shale came out, I said I would be able to do my own negotiating. A friend of mine said the same thing an when I signed, he said he had heard of a much better deal. Since the latest turn around and disgusting happenings in the in the financial world, he's eating crow and I'm laughing and eating out. lol Johnny
Hi Tom, yes i went to the meeting & some good information was passed along, but i feel more of it was about grouping together & letting an Attorney represent the group. That is fine if you have small acreage, but i feel those of us who have more ( we have 14.5 acres) can manage our own affairs. Now if something does happen to us with a lease we will be prepared to seek council on the matter. Several people held up their hands in the meeting that had been approached about leasing their land but i could not find out exactly what part of Vivian it was in. You know it is still pretty quiet up here, just can't seem to get anyone to talk about it much. Maybe they don't want anyone else knowing about their leases and prices they will get, have got or negotiating on now.

Michael, i was told the land men were in Jefferson Texas and were making the rounds in a circle headed over to this area. I heard this at the Vivian Post Office about a month ago. I live next to the Texas line & have talked with a few people but they have not heard anything yet. One person at the Post Office heard us few speaking about it and he said the people he knows who have been approached in my area...were already "changed people", even though they had not leased yet. He acted as if the terrible "plague" was around.
I can surely understand your frustration, just wait a little while longer and the members in this group may have answers for you. If not; look around for subjects pertaining to issues familiar to your case for answers. There are various groups you can join and look around for answers. Continue to check this thread and see if anyone has answered. I think that you are in great company here and I will check back to this thread in hopes some of my unanswered questions are answered as well...
