When the smoke clears months or even years from now, we will be able to see at least some of the results of our actions. Then and only then will the snares be evident enough for some to realize , only too late , that their decisions to agree to these "Buy a friend" schemes aren't as great as they once seemed.

Back to the charging thing.Unfortunatley some will be paying far more over the life of their lease then the $12k you refer to.Thats per acre.
If you don't have someone willing to help as a team ,for no fee whatsoever,to negotiate the deals with O&G, I would be too embarrassed to bring it up on the internet.Over 250 homeowners and none willing to take on O&G ?
Who decides whats a good deal when its time to by a new house, car or when your cell phone contract runs out ? Maybe they will leave a card & 1-800 # so they can help you guy's with the rest of lifes tough choices.

Weeellll, sometimes bringing things up on the nternet gets things done. In some situations one has to work it from another angle. Got people willing, want someone with experience & knowledge. Don't want a urologist doing my heart surgery.

It's not about how much one makes, it's about how one manages what one has.
forgot to add, this is 250+ homes on less than 30 acres. Already figured out O&G's would probably leave us for force pool. DECIDED I'd better figure out a way for us to tag along or go in with a contiguous package. This isn't about the money for everyone, for us it's about the protective clauses.

Good point. Neither would I. Nor would I want to pay the Urologist for the work my Heart Dr. did. There are many that claim to be this or that.Few that have the experience to make a real difference in negotiations. Turning ones paperwork over to someone else to file with another group doesn't constitute getting the best deal for me , or actually doing anything at all. Forced pooling doesn't create beautiful pictures in anyones minds that I am aware of. But if you are pooled , that may be the only way to protect your environment around your neighborhood. For the other protective clauses , if you can't push the money issue you will most certainly be signing their lease and not one favoring your area.Good luck.We are all swimming upstream if you are still unsigned.
Thank you for respecting that. I can't expect much $ because of the size of my property, I'll probably end up getting one of those $0.15 royalty payments I've seen over on SONRIS. Also, I have to consider the demographic & socioeconomic situations here.
By the way, they don't know me over in Doyline & I'd gladly help you throw eggs. In that situation, I'd agree % is a big rip off.
I think it's a great idea Fairgrounds is good but too hot.... I'm for HIGHER ROYALTIES BECAUSE THIS IS GAS...........people in the Barnette some held out for years
I agree snake, I'm not a big player but I think it would be wise to see some more wells drilled first. I'v just got a good feeling with the Elm Grove well #63 producing that good close to our area we might be in a good postion.
Numbers doubled in some areas after # 63 came online.Other areas started to see activity that had been cold.There are only 2 reasons why this meeting for SWAMO is even taking place right now.

1.) Increased activity in our area. Fear that many of my neighbors would be unprepared for L/L ( Landman Lies )

2.) People are starting to get antsy.

I would have been o.k. with sitting back and watching the price go up.I still will not be in a hurry. You will not receive your best offer without being able to wait. Take this time to absorb all the intel that you can. That will only make you stronger against O&G.

Parker, Well#63 Is in the Elm Grove field and to my knowedge is the biggest gas producing well of date.
I'm sorry I didn't know the name of it.
