'm wondering, with a Top Lease, should I "shop" around our acreage to some of the bigger companies or risk holding out the option period and signing for bigger later. We are leased with Audobon/ Shell right now. Opinions?
that sounds like something to look at
they only have to drill one per sec. or unit
leased 4-25-05 to Liskow &Lewis in natchatoches parish for 3 yrs with 2 yr option then on feb. 8 20006 SAMSON CONTURE ENTERGY got permit to drIll a well ...marked location and named in sec 6 t 13n r7.....sec 1 t13 r8 there has not been any drilling done ..? how long are these permits good for ...will be going into the 2 yr option next april.....hope they don't drill ...would like to be able to release with a better deal....just dreaming..LOL
Big Fibber,

Once a permit is issued, the o/g company has 6 months to drill, then the permit expires and the well cannot be drilled under that same serial I.D. number. But all the company has to do is request and pay for a new permit if they change their minds and decide to drill.
I'm in the leased early and cheap boat too! My thinking would be that the companies would try to drill the high-priced leases first. They're out a lot of money if they let those expire but if they loose the $100-$150 per acre leases they aren't out much.
What I have been told is that the o/g company will drill the sections that are expiring first, then go to the sections with the lowest royalty and also drill sections that are 100% under lease.
that is what i thought , all they have to do to lock the lease is drill and put a well into production on each section or if they force pool a tract
Reed,
Can you give me any more information about the landowner across from Hilltop. Have they actually gotten the money or is it just an offer? What company made this offer? How many acres did they have and what section are they in?
Thanks!
this came from my sister that workes at a store in logansport , he showed her the lease papers . but if i was you i would check around , it sounds to me like $20,000 an ac and 25% is the norm. I am in sec 20 , t-11 r 15 and this place is one mile east of me
I too would like to know who has the offer, since I too have land in 20-11-15. I have looked at as many leases in this area (without running title), just of the people I know from Pierce road past Magnolia church and everyone I look at are leased with the 2 yr options. I have found a few in my section with small lots passed over. And one 80 acre tract with no option. I also have property in sec 16 where hilltop is across the road is a trailer park that is leased.
i do not know the name , but he is the one putting in the new store cross from the old hilltop store , like i said it came from my sister at a store in logansport that he showed the lease and the offer was $ 26000 i am in sec 20 and i sighned a lease in 3/2006 with panamerican so i got the short end .
