Want is best and most accurate way to verify net minerals you own thru inheritance, purchased land,etc. Can a abstract company do this thru mineral take off run looking back as far as records go and give you back down of present day owners of the minerals? How does Oil & Gas operators verify net mineral ownership for division orders? I would like to know as accurate as possible net acres before signing lease bonus calculated on $/acre.

A competant landman who does business in Texas should be able to do it. Fees are around $500 per day plus expenses. It is difficult to determine how long the search will take.
any ideal what this would cost? I guess the attorney would have to travel to the county clerk office and pull all deeds and probate wills? Flat fee? day rate? or hour rate plus travel? Any attorney on this site like to answer? A Abstract Title company--can they do this? Who does this for E&P for Division Order?
