Clay 22&27&34 - 13 - 12 1HC sudden drop - Nothing on Sonris

Hi,

  This well had been producing a quite large volume for about a year.  There had been a steady decline, however there was an 80% drop in production from December to January.  Is this common for a well is this just a temporary thing?  Is there any way of knowing?  I can't find any production numbers for this well on Sonris.  It just feels like the rug has been taken from under my feet - prices are starting to really go up and NOW the production level gets cut?!?

  Any info would be helpful.

One thing to be aware of is to never, ever, ever depend on oil/gas income. It varies and sometimes, a lot. You take what you get. Also, communication with your operator is usually very problematic. Looking at it from their standpoint, there are a million questions some mineral owner could ask about well operation and they don't have time to answer all those questions. So, yes, state reporting is important. But, it, too, can be problematic.

A lot of things are out of your control. Just the way it is. Largely, we reply on laws and the state to keep things on the up and up.

Minerals are an asset and need to be managed.  It is a mistake to just take what you get.  Operating companies get a lot of questions because their business is complicated and they serve many lessors.  I tell clients to find a contact person, usually that is in accounting, and get an email address.  Busy people hate phone calls.  You're much more likely to get answers by email and they also serve to maintain a record that may be useful in the future.  Anyone that is capable of simple math needs to check to see if their eight digit payment decimal is correct.  Many are not.  If the mistake is not in your favor, it can add up to serious money over time.  Now that the unit surveys are largely available on SONRIS, anyone can easily get the inputs and do the math. Learning a few simple searches on SONRIS and asking questions here on GoHaynesvilleShale.com will cover 99% of what most mineral lessors and unleased mineral owners need.  We are likely looking at another two to three decades of Haynesville production so many of us will be leaving that asset to heirs.  Make a mineral file now.  Keep important documents.  Teach heirs the basics of managing the mineral asset and have a plan to manage the revenue over time.
