If the ground is woth $10,000/acre then the rental should be $1,000/acre for a year's useage. Any improvements like fencing, gravel, gates, etc, can be left or removed as the landowner (Lessor) desires. Temporary roads are in the same category only usually paid for by the lineal foot, like $2/foot for temporary roads and $6/foot for a permanent road easement. Regardless, all the monies from the above are all on a 1099 and are classified as income.
