I have heard of someone getting a flat $1500 per acre, use through duration of construction. That is a vague though. Pin the company down.
Might see what they say to a payment per month, so they don't drag out using the temporary staging area. Time is money you know.
Are they asking for road too?
Might be worth getting an atty...just a thought..has worked out well for many.

I have no idea, but if you take the money and sign a contract, be very specific about these things:

1. Duration of the contract - state the end date.
2. Make sure you are held harmless for any worker injuries, damages roads, nearby properties, etc.
3. Specify what condition they must leave the property when they are done. Give them 30 days from the end of the contract to return the land to its prior condition (or whatever).
4. If anyone lives near this, you might want to limit the hours of operations.
5. Make sure the workers do all the right things -- no drinking, no hunting, no dumping trash, etc.

Henry I was working with a petroleum engineer on a feeder line for a new well and one of the landowners, a GHS member, had been reading up on all kinds of clauses for a ROW on this site and put together a list of clauses that he wanted in his agreement. One clause stated that no fire arm could be carried onto the property. The PE said not no but hell no, I ain't going into Sabine Parish without my pistol. The landowners concern was no hunting, which we all agreed to. So the guns were allowed to stay.

if they need a staging area, $3000. is nothing...........if you need any area rocked for a barn, shop, storage etc.
ask for that too. Rock is probable worth more than any rent you might get. Need drainage work, need road work ask for that, ask for what ever, got to try............. you will probable get it ............

Normal staging area leases are based upon a "rental" of 10% of the fee value per acre for one year. If the ground is woth $10,000/acre then the rental should be $1,000/acre for a year's useage. Any improvements like fencing, gravel, gates, etc, can be left or removed as the landowner (Lessor) desires. Temporary roads are in the same category only usually paid for by the lineal foot, like $2/foot for temporary roads and $6/foot for a permanent road easement. Regardless, all the monies from the above are all on a 1099 and are classified as income.
