My grandmother received an Oil Gas & Mineral Lease for an interest she has an interest a 55 acre tract in Shelby County. It was from T.W. & Associates, LP and the landman's name is T.J. "Ted" Helbig. They are working for XTO.

The offer was $500-rental-paid up 3 years with a royalty of 18.75%. Being that we are out of Lafayette, LA, we are not sure if this is fair or not?? I did speak to him and he stated that this is a WILDCAT well?**?? To me, this is hard to believe being that this county is 100% "Haynesville country". Are there not many wells drilling and permitted now for Haynesville?!! He told me this will be a Haynesville well........Wildcat????

Can anyone enlighten me as to the terms offered above? Are they fair? What have you been offered? Have you heard of or had dealings with them (T.W. & Associates) or Mr. Helbig???

Corey, you will find lots of help and advice on the Shelby County page.  I suggest that you post again, in that group, and add the Survey name or Abstract number so we can look at the area for any recent activity.

I wouldn't worry about it, at this point.  You might want to go search the James Rowe Survey in the Shelby County discussions (bottom of discussion, click "View All", then type ROWE in the search box).  I recall several that touch on A-585.

As is true with all of the Haynesville Play, location makes a large difference!  Not all of Shelby County is prospective for a commercial Haynesville well (as in NW quarter) IMHO.  I have yet to see a really large IP in Shelby, but there are some decent Haynesville wells.  What Survey and Abstract # are your minerals in?  If the Survey you are in is near the Shelby/San Augustine border, the offer would appear to be low.

  Or as Jay so eloquently stated, a goat pasture offer!
Could you expand farther on what you said about the NW quarter and IMHO as regards to Yordt A-830
could you explain why you think NW shelby is no good. I have other info.
Gone Fishin would you please tell me a little more about NW Shelby County. I've got mineral rights around Caledonia. Thanks. I also thought this was an area they were no longer looking at.
I am also interested in that part of Shelby County.
That Survey has seen some drilling by Southwestern and it has two horizontal wells and three or four vertical or directional wells that have not been reported yet. I'm with Jay and SB... that is a horrible offer and XTO (ExxonMobil) should be embarrassed to be found making that kind of offer.  It was, in my opinion, designed to find out how knowledgeable the lessor might be.  So, tell him you need 25% and at least $2500.00 an acre.  And, take Jay's advice... hire a lawyer.

Where exactly is this land located....can you tell me the towns that are near there?
Corey, that is not enough bonus money and you should be able to get a larger percentage too.  Until the last few years, Joaquin was the only gas field around, and there have been good Travis Peak wells. If you do not have Haynesville, you should have a TP or something.  You have a lot of bargaining and negotiating to do.  DO IT!!! Hold out or whatever!!!!  YOU CAN GET MORE THAN THAT.  You may have to work for that like you do your career.  It is not always easy, but CAN be done!!!   I am familiar with XTO also.  GOOD LUCK!!!!
