we have land sec 24 township 10 range12 west 40 acres the offer is 7500 per acres my family in louisiana were approached in august 2010  we the family members in california did not get leases until december 6, some family members have signed lease before hiring a lawyer. jw porter is now pushing us in california to sign by saying the offered will drop to 2500 if the lease is not return by jan ,20, they have also section our land causing a conflict on who gets what portion land size stating this is louisiana law. ifeel we should keep this 40 acres whole maximizing our land value. Is anyone having this problem.

I figured as much...  This just reeks of CHK.  Make one offer, then threaten to rescind it if you don't sign right away....

 

In any event, Mr. Jenkins is very unhappy with the way this landman treated him and his family.  I would think that his first step should be a call directly to Whit Porter, and discuss this.  Maybe by going to the head of the company, Mr. Jenkins can bring this to a reasonable resolution.

As i have told you before you are under no obligation to lease with us  and iam under no obligation to continue offering to lease your interest. (This man did not like me questioning concerning family members signing without an attorney

This man's actions do not appear honorable.  You simply called his bluff.

well I am adding that JW Porter is not willing to listen... in 2007  BEFORE he or really anyone knew of this HA play...(my personal experience) of  getting his attention is close to impossible.  Good luck.   As a good  person stated by excellent  members on this GHS , he may be a grand fellow in grade school etc..... to try and do business with this fellow..Good luck again... He even left EASY  money on the table...   dumb move.   
I still suggest Mr. Jenkins call Mr. Porter directly.  For whatever reason, Mr. Jenkins and the landman at JW Porter had a disagreement, and the relationship appears broken beyond repair.  At this point, it doesn't matter who is at fault.  A discussion with Mr. Porter might clear up whatever problems there are, and allow a deal to proceed to everyone's satisfaction.  It's worth a shot.
Same thing LJW suggested a few pages back!!!!
i thank everyone for the advise. Went up the ladder got an  apology from CHK. and will be moving forward. God! is a great God!

Glad it worked out for you, Mr. Jenkins.  Now just make sure you get an attorney to review the lease.  And I cannot say this strongly enough:  MAKE SURE YOU GET COST-FREE ROYALTIES! An attorney can help ensure you have the proper language.  The cost of several hundred dollars will more than pay for itself many times over.

You need to speak to an attorney. You property can be forced pooled. I am in California also. My family here, we the last to be notied. I signed at $5000 an acre. However 7,500 and acre is a good offer with 25 percent royalty.
