LANDMAN JUST STOPPED BY ABOUT 30 MINUTES AGO (CADDO 19-15-36)

TWIN CITIES DEVELOPMENT LANDMAN STOPPED BY ABOUT 30 MINUTES AGO. WANTED TO DISCUSS LEASING OUR LAND. I TOLD HIM I THOUGHT ALL LEASING HAD COME TO A HALT. HE SAID NO THEY WERE INTERESTED IN OUR AREA BUT LEASE BONUSES WERE WAY DOWN. HE OFFERED $2,000 AND 25%. I ASKED HIM ABOUT THE LETTER WE RECEIVED FROM SAMSON CONTOUR ABOUT THE REDEFINITON APPLICATION. I ASKED IF HE REPRESENTED THEM. HE DID'NT SEEM TO LIKE THIS VERY MUCH AND SAID THAT HE WASN'T SURE WHY SAMSON WOULD APPLY FOR THAT WHEN CHESAPEAKE ALREADY HAD 70% OF THAT LAND LEASED. WE THOUGHT WE WERE IN 19-15-36 ACCORDING TO PROPERTY TAX INFO BUT HE SAID WHEN HE PULLED OUR DEED WE ARE ACTUALLY IN 18-15-01 SOME TYPE OF GLITCH AT THE COURTHOUSE. ANY THOUGHTS...

You might want to verify where you live.
Check around, if they have 70% already leased, you may want to consider the offer if they give you a good lease.
By the way, turn off your caps lock. All this yelling hurts my eyes.

Thank you for all your help. I appreciate it very much. I took his card and told him that I would discuss this with my husband. I'll make a trip to the courthouse next week to check on our t-s-r. This is our first time being contacted by anyone other than the pre-app notice from Samson. I knew from some of the post on this board that Twin Cities had backen out of some of their leases. I did speak with a couple of my neighbors and they were told the same thing. If we lease to anyone we will definitely have everything in writing.
MOM - Now is a good time to get your neighbors together to see an attorney about this. Unless you've done a lot of research like Kassi and understand everything, you're playing the game with seasoed pros. There's a topic somewhere on this site that discusses lawyer referrals. Ask around at work, too. I'm not a lawyer, just an everyday working person. But I know who has the upper hand in this, which is why i've thrown in with my neighbors.
Buckner, you are totally wrong and shouldn't be making statements as though they were fact when you clearly don't have a clue what you are talking about. All other things being equal, MOMOF3, you would rather have Chesapeake (representeed by Twin Cities) drill your horizontal Haynesville than Samson Contour............my opinion, only, based on my experience with Chesapeake in 15/15 where they have successfully drilled many Haynesville wells.
watch out for samson. they'll buldoser right through you in the negotiations if your not careful. or so I am told.

Thank You for your response. I would never be adversarial with a landman. I know that will get me no further than I am now. I was very respectful to him and won't pretend that I know his job. I asked if he were associated with Samson, because the only thing we have received about the shale was their preapplication notice. This seemed to offend him not me. I wasn't aware that Twin Cities leased exclusivley with Chesapeake. I must admit I was a little caught of guard this morning when they came knocking. I was under the impression that leasing had come to a halt. I told him I would take his card and discuss this with my husband. In my mind I tell myself that I would be prepared with a list of questions if a landman knocked on my door. In reality my son and I were napping and I was a little groggy.

My husband and I work very hard and our bills are paid (even in this economy) so anything over a $0 is a bonus. The bonus money is not something we have ever counted on. I will definitely bring anything to an attorney if we lease. As my name states I am a mother of three and I have my own concerns beyond the bonus and and percentage. I would hate to think that 20 years down the road they suffered (enviroment) because of a piece of paper their parents signed. I know I am only one person but I am responsible for at least 3 other lifes. I will do all the research into every aspect of a lease. Whether we sign or get force pooled I will need a clear conscious to be able to sleep at night. I posted to this board because I have been reading it for a while now and respect others opinions whatever they may be. I know from this board and the news that Chesapeake has angered more than one person with regards to the shale. Like the old saying goes you make someone happy and they'll tell one person but if you make someone angry they'll tell the whole world.

Back to being adversarial.. I might have come off that way to them because they caught me with no makeup on and that's hard to take even for the strongest of people. It could also be that I don't have the best computer etiquette and apparently leaving the caps on means your screaming. As far as the cup of coffee I'll save it for when my homework is done and we are ready to make a decision one way or the other.
KB, I would rather the lessor to just pull out the video camera and film what I say. Hell who knows the lessor might make some money selling the film to "Americas Funniest Home Videos".
KB, you're as bad as Buckner and intensely negative. Bet you've been that way all your life. You just sit back and take pot shots at everything and everybody you disagree with. Your negative attitude gets very old and tiring. The comments you are offering to the newcomer shaler are not particularly helpful, IMO.
