I am looking into getting into mineral rights.  A co-worker has approached me about selling her mineral rights.

Any pointers and/or advice on what to look for and how much minerals could be under her land to see if the deal could be worthwile.

Mineral rights are nothing more than a unique form of real estate. As with any piece of real estate, value of mineral rights are about three things: location, location, and location. So for starters, where are the mineral rights, how many acres of land are they under, and does your co-worker own the surface?

To add to Andrew's questions....  Are the mineral rights under lease?  Is there  production?

And be very careful about the title.  We have seen many people with titles that are not clear, and didn't realize it until someone started looking into it.  You need to make sure that your co-worker has a clear title to the mineral rights.
