What are the pro's and con's of having a pipeline cross your land? Payment currently offered is $350.00 per rod. I'm thinking that having that pipeline there is a forever and ever thing that can determine how the land can be used from now on. If there are planted pine trees should the company laying the line offer to pay their market value as well?

No pros? Well except for the $15,000 per acre and you still own the land.
$350/rod is an awful lot of money. In many parts of the country the going rate is considerably less. Unless you are planning to develop that property into a residential/commercial area in the next 10 years, I'd take the money and run.

I suppose if you just don't need the money, that's a different story, but I could always use a little more for retirement.
Just an FYI, Tiger has come up to $700 a rod with a 60' ROW in Red River.

That is what it all comes down to - how much they need it and whether or not it make any difference to your future plans for the property. No one can decide what it is worth to you but you.

I'm not sure that's their final offer. Should know in the next few days. They are in a hurry to get it. Questar has paid $500 a rod for smaller lines and ROW so $700 really isn't outrageous.
$500.00 per rod and damages is the going rate. Do a search for pipelines and rows on this site and re-live some of the nightmares others have experienced. As many have stated... it is a long term contract. Good luck and remember.....slow!! don't rush.

We got an ok price for a gathering line easement with one line in East Texas.

In our area they are likely to need more lines in this same route, what price can we expect compared to the original lease ?
