Anyone shed some light in Rusk county on 2 wells I have RI in, Lone Star 2 & 3 both operated by Rockcliff Energy. No pymnts. received since Sept. 2024 yet I receive offers every other month to purchase my RI for these from Vanguard Partners for $10K+ (started @ $7500.) yet I'm UNC on why? The  RRC website is not helpful in determining the attractiveness w/ these 2 wells so any help is appreciated.

You will never find any info on Tx RRC about "attractiveness" unless you personally are ready to do a deep dive into the information, reservoirs and geology of any one area.

This entire area along the Rusk / Gregg County line on either side of Hwy 259 is a series of old, vertical mostly gas wells from the 1990's and early 2000's. Travis Peak SS and some Cotton Valley Sand completions (plus a few wells with Pettet lime perforations thrown in).

  • TG Natural Resources is the present operator for many of these wells - it appears that they took over operations in 3rd-4th Q 2024.

One has to wonder if they have complete royalty owner decks if you have not been receiving any checks. There has been production, but it has been low and sporadic. Marginally economic.

  • TG Natural Resources appears to be based in Houston (717 Texas Avenue, Suite 2000, Zip 77002).

Without doing a deep dive geologically into all the horizons in this area, I would have say (based on my almost 50 years of O&G geology experience) that there is remaining potential here for both vertical and possibly Hz wells using the latest completion techniques (including frac jobs). 

Groups trying to buy minerals are hoping that mineral owners will dump their acreage for low prices since the original wells are in their latter stages of production.

TY much Rock Man for the prompt & detailed reply, it def. helped. Ironic you mentioned Gregg cty. as I also have RI in the JT Kinney in Gregg also operated by Rockcliff. All 3 were operated by Samson in 2017, Rockcliff for a # of yrs now & TG acquired my SWEPI RI in the HA play sev. yrs. ago so somewhat fam. w/ them.
