I was wondering if anyone was contacted this week by Winchester in Blanchard, 18N15W? I received a letter about leasing and called. He said there is a blanket offer for our area of $8,000 / 25%. He also told me that most of our area was already leased by Winchester, not Chesapeake, and that I should consider strongly signing with them instead of CK, of course! :)

Anyway, I wanted to provide a rundown of my offers in 18N15W so far in case it helps anyone in knowing what I have been offered for my 4 acres as an individual (and of course, one of these offers is as pooled land with Castellano's group). When all of this started, I contacted each O&G company and asked if they were intersted in my land, which led to one of these offers.


$7,500 / 25% Manna Acquisitions (for CK)
$8,500 / 25% XTCO
$15,250 / 25% Castellano (for CK)
$8,000 / 25% Winchester

Hope this helps someone...thought it couldn't hurt....I would be curious to see how other homeowners' offers are comparing to each other.

I haven't received an offer yet....but I am talking to Basin Mgm, that the group that offered Creamer the $18,000 per.. will keep everyone posted.

Check the data on new Winchester well in T18-R15-S7, first HS well for this Township/Range. If production is good, bonus and royalty will increase.
I would tell you first I think the castellano offer is a wish. I beleive your contact at whichester is correct in that most of the area out there is leased by winchester. winschster has been out in this area for years. i have 500 acres in sections 8, 9, 16 and 17 and I continued my lease with winchester. I have been told that drilling will happen quicker if you take the negotiations between gas companies (lease owners) if the majority of the property is held by a single company such as winchester. I signed several months ago at $6,600 per acreand 25% so $8,000 sounds good to me. We must remember the real money is in the production and the sooner we get a well down and it is successful the better we all will be. What section are you located?
You are right also, I understand winchester only has one available rig to drill a haynesville well. I also understand it is in Desota Parish or heading there. I know land owners who have been contacted about site locations for a haynesville well and they are up next supposedly. The simple point is that I am in hopes that they will gain some experience there before coming up here to us. I cannot imagine winchester not going after some qualified hands to conduct this expensive of an operation. I do know that the first well Petro Hawk drilled and hit big was new ground for them also. I understand that there were some tense moments while trying to frac the well but it turned out great!
if you only own .225 of an acre...the real money is in the bonus!
Can I ask how many acres you leased in section 8? Does Winchester have at least 50% of that section. Would a lease signed in that section with CHK hold up drilling?
UMM, I would not post the offers made and attach a company next to offer -- THE BEST THING YOU CAN DO IS CREATE COMPETITION but when the same company , such as in your example, CHK is bidding against itself--one of them will pull the offer off the table and there goes your competition! I mean really, You would like for Manna and Castellano to bid against each other! You now have a LOW and somewhat high (not to be confused with HIGHEST) bid from CHK
I BELIEVE WINCHESTER IS OFFERING 8000.00 AND 28% IN SECTION 31 (BLANCHARD) NOT A BAD DEAL!
I'm in 18N15W Section 5 and have been offered either 8K/28% or 10K/25% today by Winchester.
Winchester is now Exco. I think that is why you see Winchester making shale plays now. I would guess they now have the resources both in monetary and expertise of drilling hor. wells.

What section are you in? Do you have any offers as of today, 8/12/08? Lou-Tex, a small, indep. drilling co. reneged on their offer of 8550/ac. for Sec. 28 property. I have contacted Manna again and haven't heard from them. Please let me know. Thanks!
