My Wife’s great-great grandmother retained mineral rights to a property 16 miles east of Nacogdoches.  The mineral rights were recently transferred to my wife from her mother of Ballinger Texas. Neither have ever been to the property.  In researching the property I found my Mother-In-Law had agreed to a recent 5 year lease.  During the past year she has received numerous lump-sum buy-out offers.

While I like cash (bird in hand...) my feeling is we should not cash out.  These offers are coming from people in the know.

At this time I would really like to learn what the potential is and where the property is located. From my research I know it is in the FLORES A-30 survey area.  I believe it is between Martinsville and Grigsby on the Attoyac River (near Flores Creek per the legal description (see below)).  While the Attoyac River is well depicted on maps, I have been unable to locate Flores Creek.  Hence, I can not locate the property to see if there is nearby production.

I would appreciate any assistance to help us understand the property’s location and its potential mineral value or recommendations for obtaining this information.

Thanks,

mike angles

Hi Mike

There are to many "Mike's"...

I did the invite friend.  Thanks for any help you can provide.

Flores, A-30 begins 3.5 miles West of Martinsville and goe eastward to the Attoyac River.  It goes 2 miles North of Martinsville and 3 miles to the South.  I could not locate Flores Creek on any topo maps I could access.

Thanks for trying.

This is the same issue I had.  I tried USGS maps, some going back to the 1950's series.  But no luck on Flores Creek.  The Texas RR GIS provided lots of info, I unless I know where the parcel is, the GIS won't help.

cheers,

Your feelings are correct. :)
I want to thank everyone for their assistance.  Yesterday I spoke with Chad Orr of Gayden Parker. Chad wanted to make me an offer.  I asked him to include a parcel map in his email, which he did.

While we don't know for sure, Chad identified a well, Martin 1, operated by PetroHawk that appears to be encroaching on my wife and Mother-In-Law's holdings.  Since Samson holds the lease, I doubt this is the case, but I will be calling PetroHawk ASAP.

FYI - I believe what was Flores Creek is now called Polly/Poly Creek.

regards,

mike angles
