The location is in the Moffett area near and just south of Mt Zion Church (Scotty Beard Road).

My parents own land on Scotty Beard Road, to the South of the property where this well is located.  Until just recently, none of their neighbors had been approached about leasing.  And, we assumed no one else would benefit.  However, a neighbor whose property is further South (and right next door) that my parents recently signed a lease.  The land owner is under the impression that his land was leased as a part of a second well.  Does anyone know anything about a second well in this area? 

Mike, they changed that to avoid having to get a Rule 38 exception because the Loco Bayou field rules require 640 aces per well in that field and their unit had just a bit less than 400 acres.  They may be working on more leases to add to the unit so they can put it back in Loco Bayou on completion.

Thanks so much for the information!  I apologize for not responding quicker.  I live in Arkansas, and have been trying to find out who Dad's neighbor leased to.  When I find out, I will post it. 

Any news on the completion of this well?

The rig is down. Plenty of truck traffic. Hope Devon Energy liked what it saw.

We received an offer dated 10/5/12 from Ben Miles at CLS Energy representing Devon on 10/11/12.  Property is located on the SW side of HWY 69 near the junction of HWY 841.  

Offer was [a 1/8th royalty old lease form,] $350 per acre for a 3-year paid-up lease, 20% royalty, and included a draft, W-9, Memorandum of Lease, and Boilerplate old lease form.  


I drove down to Lufkin today, 10/16/2012, to talk to Mr. Miles.  I told him that, although the family was willing to sign a good lease, the lease he offered did not qualify and needed some changes.   Mr. Miles replied "since the time he had sent the offer [about 10 days ago] Devon had changed its mind and was 'concentrating its interests' further south."  They were still willing to honor the lease proposal they had made, but would not consider making changes. 

I do not know whether the above information is truly Devon's intention, or whether Mr. Miles was using that as an opening gambit in lease negotiations.  Regardless, I told him that in view of that infomation we were not interested in leasing at this time. 

That's interesting. That is the area where I know someone did a shoot several years ago... 2008, I think it was. I was driving through to Diboll twice a week that summer and they were laying cable on both sides of 1818 then. EnCana had been leasing in the area but nobody ever said who was behind the seismic...

Halliburton is presently fracking this Devon well. Much anticipation for the Moffett community.

 

I put Devon at the top of my list of energy companies that are difficult to negotiate with over lease terms.  On the other side of the coin they are capable operators and rank low on my list of operators that lessors complain about.

Devon well is flaring tonight.

 

Any update on this well? Seems like a long time to wait for well tests or completion data.
