Hello again, I met with Shawn Allen last night and we visited for almost 3 hours about this.
I found out one thing that I was needs to be brought up to you all. I stated that he is not charging for putting the group together. It started out that way, however with all the leg work it is taking he and I to keep track and research these properties, it is starting to wear thin a little. He told me that he is going to charge 1% of the bonus monies only. I feel that is a small price for the offers that he has been getting and the work that he has put into this. (ie. Maps, gasoline, reseach at the courthouse, and similpy his time.) I have a copy of his addendum for anyone to look at. I only have one copy, and it is being revise everyday due to new updated info that we receive to ensure that we as landowners are protected. Mr. Allen asked me to please not make copies due to the fact that he paid to put it together, however it may be attached to your lease if you are in our group.
I will be at the Methodist church meeting tonight at 6:30pm to represent our group, let everyone look at the addendum and just give some good info.
I'm happy to report that we were contacted by a new company, and they made a possible offer of $25,000 per acre, yesterday afternoon for our entire group. I spoke with them in the morning and he asked what we wanted and I told him $25K/30%. He call Shawn Allen later and made the "possible" offer. They started drilling 6 new wells north of Bossier City this morning.
Cheasepecke has lease around 180,000 in this area. This other company only has around 6000. So they are trying to play catch-up.
I asked Shawn Allen when he would like to sign and he said as soon as the price gets to that magic number we are looking for. If that number is $25K/30% then we will sign, I know I will. If a large group within our group would settle for less, he and I will ID you and put you into a group that will sign at your price. We are not looking to sign tomorrow, but it is not that far down the road. I'm sure that many of you have questions and I'd be happy to try to answer them. Shawn and I agreed that I will manage the Benton and north Bossier City area and he would do the same for the Haughton, Bistineau, and south Bossier areas. This is turning out to be a lot of work, but it is worth it. So basically I'm the point of contact for our group in our area. I have a couple of questions:
· I read where you said, "We turned down our last offer of $17,000 per acre bonus w/30% royalties". Why would you turn down such a deal in the North Bossier area? I haven't even heard of a single rumor in this area where anyone signed for at that value and certainly didn't turn it down? Was deal for the whole 5000 acres or a select few?
· When you speak of a possible offer of $25,000/acre, what does that mean?
· What company is making such an offer ($25,000/acre) around hear? I have spoken with Chesapeake, Petrohawk, Fleet, Hillwood and others but have only heard of deals like that south of Shreveport/Bossier down into Desoto Parrish etc.
· What value is your group bringing to the table for people like myself, i.e. what will your group do that we can't do for ourselves?
I'm glad someone else see's the Shawn group the way I see it. Misleading information to get peoples attention. BEWARE of this tactic!
Anybody else get the idea that BMP is a landman?

The groups that I've seen so far are being lead around by landmen who are telling them that the people in the group won't have to pay them anything. They then don't mention even the possibility of getting royalties past 25% and they mention in passing the the O/G companies pay their fees with a meager 3%. Neglecting to mention that's probably 3% that you as the landowner could have gotten had you cut the landman out of it.

Shawn's made a mistake in his first post because he was enthused about what he was hearing. Just tells me he's not a professional at this. BMP following him around like a puppy on every post appears to me at least to have a personal stake in this group not working. To me that means you're either starting a rival group or you're trying to squash what could be a movement of the landowners that would cut out the landmen alltogether.

So you're right about one thing... BEWARE of this tactic indeed.
I'm sorry you base your intelligence on things you hear. Why go on facts at this point in your life. Look how far it's gottin you.

I'm assuming you are pretty young.
Those of you who are looking into where your property is located, you can find that on the plate of your property, it will also be located in writing on your deed. Mr. Allen and can also located it for you on a map.
I also wanted to let folks know that if you sign a letter to join our group, that if you have the location info of your property, it would be great to add that to the letter. If you don't know it, that is no big deal either, we can make a trip to the court house and look it up. Thanks.
I was informed that I posted the wrong numbers above. I stated that an offer of 17K/30 was offered and I was corrected that is was 15K/??. Also, that was in the haughton area, but in our group. I apolgize for any confusion and again I don't want to mislead anyone.

I've been asked not to post names of companies making offers. The leasing companies do check these forums everyday, which makes Mr. Allen's job tougher.
I do want you all to know that we are trying to organize a meeting for everyone and give as much info as possible. There will be more to come on that, (date and time). It will take a large place and we are working that also. Once we have things squared away on that, it will be posted here. Thanks.

How can you say "we turned down 15k per acre bonus with 30% royalty for the entire group". This is misleading. You should say " a small portion of our group turned down an offer of 15k 30% royalty". You make people believe that by joining your group they will also participate in this top dollar leasing. In reality you are taking a large group of acreage to a O/G company, they then select the properties they want. Which means the landowners in desired locations will eventually be leased without the help of a group and also without paying 1%. It takes less than 5 minutes to contact a landman with Chesapeake, Petrohawk, Hillwood, etc. and obtain an offer, usually in two days or less. For the landowner in non-desirable locations, you will get nothing by being a part of this group.
