Received offer via e-mail today (Aug 6th) from Landman representing LouTex Sovereign, LLC.

Property located: Sec 8, T16N, R2W

1,500 + 1/4 Royalty -- 3 Yrs

1,000  For An Add'l 2 Yr Option

That's a very aggressive offer.  If the lease includes the standard beneficial and protective clauses, it's a fair offer.  S8 - 16N - 2W is a long way from any O&G activity other than leasing.  Lease offers in the area are wildly speculative.  Take a lesson from the Haynesville Shale land rush, no one can time the top of bonus offers.  And one or a couple of disappointing well results can make offers disappear over night.  With no warning.

is there any leasing in caney lake area

Frank, if you are referring to Caney Creek Lake, not that I am aware of.  Caney Lake is in Webster Parish just north of Minden.  Caney Creek Lake is in Jackson and south of the leasing that we have been discussing generally running from Eros to north of Quitman and north from there up into Lincoln Parish..

In researching the decades-old Tuscaloosa Trend and the immense wealth it has generated for many, I find it deeply troubling that this resource-rich formation runs directly beneath one of the poorest communities in North Baton Rouge—near Southern University, Louisiana—yet neither the university ( that I am aware of)  nor local residents appear to have received any compensation for the minerals extracted from their land.
