How are the leases developing in the Converse area? I've kept up with the discussion board and it is very helpful, I appreciate the insight. We have relocated, but landowners in Sabine Parish. Wasn't certain if mid-July has brought any further developments.

Offers on 7/27 for T9 Section 30 -- CHK and Shell both $12,500/ac and 25%;
for T9 Section 18, CHK $16,000/ac and 25%.

Anyone have an idea what the market drivers are in this area -- Sardis - Oak Grove ? -- some of us in the neighborhood are speculating that its' Belmont, Big Woods and Pleasant Hill.

Things are moving fast over the past two months. A neighbor signed for $4000.00/ac and 25% end of May, first week of June. Then Shell had a neighborhood meeting, offer was at $10,000.00/ac and 25% -- meeting in mid-July.

Hello Sabine. Things seem to be cooling down for the moment in our parish, or at least our discussions. Not being of the o & g mindset (I'm a public school principal) here's what I need help with understanding: What determines when an O&G company suddenly pulls out of a negotiation with a landowner? We were initially offered a deal and verbally accepted and were waiting on a contract (many conversations with the landman who was very cordial and professional). Turns out it gave us a chance to get educated and we turned down another 4K per acre offer. However, did the company pull out to go to another Parish or spot? Did a bigger 0&G player capture most of the unit and they decided to move on? Did they find new geological info that would cause them to rethink? I actually feel fortunate it didn't pan out for us in the long run, but just wonder why they didn't snag the lease at a good price. Like many of us we are in the N. Sabine area. Trying to figure out how this stuff works!
other companies will still lease in an area where another company has the majority of the land. any ownership, whether it be 1 or 100 acres, in that section gives that company the right to look at any well data that is drilled in that section, or so i've been told.
I am going to wait as long as I can to see this lease thing play out. This is a gift that none of us ever dreamed of, and I am going to wait for the big $$$! $30/30% is what I will hold out for. May not ever see it, however it won't hurt. How about it shalers?
You are right about the dreaming part...however i would think you would have to have one or two solid well's north of noble and west of oak grove to command that kind of money. That being said, i believe the production is there. As the pot sweetens people will lease. I think the oxford well in desoto is important to us to.
Chesapeake will sign a deal with Ellora tomorrow for 65% of their deep rights. Ellora has 75,000 acres in Shelby couny and in your area. Chesapeake will pay them 350 million. There must be hanesville down there or they would not be interested in the deep rights.
Some one is puting out rumor after rumor that cheaspeake is going to make no more offers in sabine and natch. parishes.Has any one heard anything like this besides me ???
I have heard that rumor as well. I think that they will continue to buy leases if they can sell their stake in some other plays. I read an article that said they are talking to a drilling company from China about selling their stake in the Marcellus, I believe, for 5 billion dollars to generate capital for the Haynesville.
Is that you, Brian? This is Kurt on the surface of the land. I hope you benefit from all of this. Ellora has really fixed up the road and I do benefit from that. I actually hired a landsman out of LaFayette and that Whitney well is still out of production. As to J. W., I have tried to buy his surface rights. He has been keeping lots of horses in there and they run all over the neighborhood. I have talked to the folks at the Jolly Roger and he is not too popular in the neighborhood. Seems to be some issue with all the junk he has piled up around the trailer he and Pat live in--not the one at the lake--that is used to store horse feed, et. al. I was not too excited seeing that pile of tires back in the woods. I thought they were only down by the lake. But I certainly have no regrets about my surface right purchase as it is such a beautiful place. Too bad I have to work a bit longer here in Florida. I wish you success and would appreciate your reply as to what is going on with any leasehold you have. Once again, I am very happy with what I have--surface rights so don't think any thing about that. I am rather hoping J. W. will either move or use any money he gets to build a nicer place on his 4 acres and get rid of some of the junk and the horses he has running all over the place. The two trailers are pretty well trashed by now. Water level was way up but down some now. I hope to benefit from the ageement to keep the water level no lower than 168. God Bless. I also leased with Ellora a few years ago also. I would be interested in banning together to be better informed.
