Anyone know what the going lease rate (bonus $ per acre and royalty %) is in Sabine Parish, specifically Sec 7 area?

Thanks everyone for your input! We have been approached to lease our property but the numbers were significantly less than what you've mentioned. Does anyone know if there is a way to tell how many acres in our unit have already been leased? Just looking for any bargaining power possible!
First off, your land is in T-9, sect. 7, Range 12-W...RIGHT?
Sorry, I have not provided all of the info.....our land is in T-9, Sec 7, R-11W. I think SWEPI has our unit. I don't know if this is possible, but it sure would be nice to know how many acres in our unit are currently leased.
