Intrepid,
In the entry above, " Cabot Oil & Gas completed the Timberstar-Kimbro 405 Well No. 1 in the Angie Field. This well is 9.4 miles southwest of Center and hit 11,620 feet. On a 64/64-inch choke the well potentialed 8.065 million cubic feet of gas per day. Production is in the James Lime formation.
Is the 8.065 million cubic feet of gas per day, one of the highest seen in the completions list? I had a question maybe you will know the answer. When we are taxes by the county for our oil and gas Royalities in each well, they base the taxes on this potentialed amount. I think this is where they get that information. And, they use it year after year, even if the well never really does that amount. Plus we pay taxes on the royalities paid to us from the oil company. What do you know about this?
I'm not lucky enough to get to argue with the Tax Appraiser about the value of any royalties. But I would think that if you can show that the production has dropped off from the amount on which the initial appraisal was based you could have a good case for a reduction in the appraised value. I will say that I have looked at several appraisals in various appraisal district websites and the values placed on the leases seem to be fairly low.

Maybe some others will shed some light from their experiences and observations on this subject. It's a good question to be kicking around.

As far as the 8.065 being high, I would say it seems good but I've seen where Devon has reported at least three wells a lot higher. Oliver #4- 26Mmcfe/d, Case #3 - 22Mmcfe/d and Jenkins #1- 10 mmcfe/d all in Shelby Co.

Others may be able to provide better info than me.
Thank you for your input. I do agree that the taxes were not all that high, for me on one well. But I wonder about folks that have several wells, that started out good, then dropped off drasticly. And, my other thought was about what our country judge had said, when I was in his office trying to get something done about the country roads. He told me that the county was not getting any money from these wells, and that something needed to be done, to get money for the county from the oil companies. I told him that I was sure that land owners were paying taxes on wells in production, but he said, no. I when back and pulled my taxes out, and there was a seperate tax form for that well, with an amount based on the production amount.
About these Devon wells, I think the Case well is nearby to me, maybe about 4 miles, and maybe the Oliver too, don't know about the Jenkins.
Hope you had a Good Thanksgiving.
We did have a great Thanksgiving. Thank you and I hope yours was great also!

I spoke to the tax appraiser in Shelby Co. today who told me that there is no ad valorem tax on the lease bonus - it doesn't increase the taxable value of your property until you start getting royalty payments. Then the royalty payments are valued based on the deciminal interest reported for the individual property owner by the drilling company who did the well. This is evaluated by an outside company for the tax appraisal district and the property owner of record on Jan 1st is assessed that value. He stated that if you had a small deciminal interest in a well you would have a difficult time arguing that your value was out of line by your self if you were getting the same prorata taxation as everyone else in the well. You might stand a chance if you were the only interest in the well or one of a very few. He also said that he expected the tax basis to go up considerably in Shelby due to the production that has been occurring. This increase will benefit the County and the school didtricts on the rural property.
Thanks, I just found this entry.
I was reading over my previous post and realized that the tax appraiser acted like all other tax appraisers when he told me that a single taxpayer with a small deciminal interest would stand little chance in successfully contesting his appraisal since all the other people in the unit were being treated the same. In other words, what he basically said was, 'As long as we over appraise everyone the same, nobody can successfully contest it as an individual.' I've never met an appraiser who wanted to admit they were too high on their appraisal.

Never seemed to consider that someone might spot a problem with the methodology in computing the value that would be wrong for the taxpayer.

Not meaning to knock him. He is a really great guy. And, I am glad to see the county will get some tax money to use for public benefit. Just a matter of his perspective that I found interesting.
Intrepid, Just read your replies about county tax appraisals, etc. Good info/post, however my question is , if a person has no surface rights, and only holds an undivided interest in a few acres, would any county taxes be charged, once a successful well was drilled, and we started being paid our small royalties. I realize we will have state/fed. tax due, but what about Shelby Co., as our interest is only mineral, surface sold long ago (up near Campti). Thanks for any reply, will check back, Tom
