I am a landowner and really just starting to learn about all of this...I have been reading all of the discussions and replies. I am really learning quite a bit from all of you very knowledgable folks. Does anyone know anything about any activity in the Tn. Community. It is off of FM947 between Tenaha and Timpson. What are the going rates for leasing in that area. I got a call 2days ago 500/acre, he said that prices have decreased because of price of oil/gas and also because the big bonus days are over...I do know of a few wells in the area but don't know if producing? I have tried to look on the rrc website but unable to locate anything that makes sense to me..which doesn't mean much..ha

You should look up your Survey Name and number and post it so someone here can fill you in on the area where your land is located. It takes some time to get familiar with the RRC website but once you do it has a lot of info. Takes a while for info to get to it sometimes. Also you might want to start looking at the East Texas Drilling report in the Tyler paper - it's online every Sunday. Someone usually posts relevant portions here but I like to read it myself. As far as leasing bonus, take your time and don't get rushed into anything right now. It's cooled some but a lot expect it to get hot again in 2009. A lot of gas is being produced in Shelby Co. right now and will be for awhile from all expectations.
Well...like I said the lease is to expire in July 09..last month I received a call from a landman telling me that he was hired to do curative title work. I asked what for and he seemed to think that there might be a well being drilled..I don't know if that means I am in a unit or if we are drill sight. I contacted the lease company and of course no one there seems willing to share any info. The 2yr option has been exercised and now about to expire..what is the normal procedure? Does that mean there is a planned well? Do companies spend that kind of money on a lease they are about to lose unless they have something planned? I check the rrc daily for permit but have yet to find one. The survey is the WM Howard survey. I appreciate any and all help...Laurie
What is the RRC website. Who has your lease now. Is the same company trying to release . I would try to fine out everthing before I leased again .

I own land in the same survey. I think a well may be going in to the East of us. I think you can do better than $500. Who was the company the landman was representing?
Are you leased to Petrohawk? How can we find out where the well will be going? How many in unit? so forth?
Petromax...He claimed that the prices have come down now and that those big days are over but I am in no hurry. My current lease expires in July 09...who are you leased with now? Are we going to be involved in a unit?

Laurie -- Guess we're pretty close to each other. I'm off 947 also. I don't have minerals and don't know what leases are running. I'm just fighting over surface damages -- as they are trying to drill on my property.

Just read in the East Texas group that leases are going for $5000 acre moving towards the Timpson area.

I would suggest getting a good minerals attorney to come up with up a good lease for you -- putting all that you want and don't want in it. If you like your property the way it is -- you can get no drilling clauses. You also want depth restrictions, a higher royalty percentage, and a lot of other things. Attorney will also know what current rates are. I'm using Rebecca Brightwell out of Lufkin. She's very good. # is 936-639-2550.

Samson and Petrohawk are pretty active in the Tennessee Community right now. As far as I know there is one well recently drilled by Samson producing about a million cf per day (pretty small) -- Petrohawk is drilling two now and getting ready to drill another near CR 4675.
