I just received a lease offer from OPG Energy for the "Rusk County School Land Survey". the property is in Shelby County. They are offering $350 & 20% of the royalties. There's a fair amount of advice on this site @ http://www.gohaynesvilleshale.com/notes/Natural_Gas_Leasing_Basics. It advises a minimum royalty of 25%.

Just wondering if there is a range that people are seeing?

Also, any information on OPG Engergy would be appreciate.

Our family has a lease coming up - 45 acres between Joaquin and Teneha south of 84. What are the offers going for these days. The company that has the lease offered 1000 and 20% for renewal for 3 yrs with a 2 year option.
Do you mind telling us who is making the offer. I also have property coming available (50acres). Thanks...

I would suggest that you research whoever is making offers. I didn't find a horizontal completion for Key before going back to 1995.
looked on drillinginfo--looks like Chesapeake wasleases in area--but quit leasing. Key predomoninant leasing in area discussed. Some Samson leases also
Can they sale the contract to Devon?
Sure they can. But I would rather lease with a co. like Devon, who can drill deep horizontals, than I would with someone who has no experience and will most likely try to sell the deep rights for more money.
Why would you want them (Key) in the middle of your deal? They will HBP your minerals with a shallow vertical well and profit at your expense on the deep rights unless you get a depth clause. If you sign at 20% that leaves a possible 5% or so on the table for them on the deep rights...
If you want to take a deal with Key, get a vertical Pugh and be specific as to what depths you are leasing to them and what you are not.

Great advice, couldn't have been stated it any better. Until the market improves there are all kind of thugs scheming this "play". It may be a play to them, but its a very serious business to most mineral owners. Those cons are always looking to mine your property for 2 per cent, 3 per cent or more.

As Attorney Judon Fambrough in the Texas Real Estate Center at Texas A&M University advises that a mineral owner is a partner/lessor in the leasing process and needs to be treated as such.The idea that you don't count and have no negotiating power is ludicrous.

AC 123, that is the money that I have heard in the last few weeks. But know someone who just signed lease for 2 yrs and no option, 5 yrs is a long time, if they want it force them to come get.
