BillyBob, attached is a RRC map of the wells close to you. If it were me, I would email them the attached map and say, YOU WANT TO DO WHAT!? 5K/acre & 25% at a minimum in my opinion. Others will come-a-courting you soon, if history is any indication.

Billy Bob, I agree 100% with the above comment. Too much goings on up there for them
to only offer you $700.00 per acre. It is my understanding that the
Levi Cole survey is a part of the Charles Anthony Tuppen Survey which is a producing
survey. 5K an acre is reasonable to ask. You are in a position to negotiate with that
land man. 25% 1/4 royalty is fine to do. Others will come and try to get your
minerals. That is a true statement if ever there was one. $700.00 an acre is nothing
compared to what some are receiving. Good luck to you Sir.
I couldn't reply on Billy Bob's discussion so I'll reply here. I was offered $1000.00 and 1/4 by SW two months ago, In the same survey. I've also had an offer for $3000.00 and 1/4 by another landman and have an attorney working on the details of the lease. If they go for it or not, time will tell, I guess. I don't know how long these things normally take.
