Those who own surface or mineral servitudes within the unit boundary and immediately adjacent to a distance of 1000' receive "notice letters" for a drilling and production unit application. Although an approved application resulting in a field order authorizes an operator to force pool all mineral interests that is not a big deal for LA mineral owners. LA mineral owners can not be forced to take the best lease terms others in the unit have received and state law does not allow an operator to cut them out of participation in unit production. The force pooling provisions are intended to compel all entities holding lease rights (lessees) to cooperate in order to produce the unit minerals. Those lessees can be assessed risk penalties, lessors and unleased mineral interests (UMI) can not. In LA a mineral owner can lease at any time that he/she can come to agreeable terms with the unit operator. Unit operators have strong business reasons to have every acre they can get under lease. A mineral owner can lease before the unit is formed, after the unit is formed, before a well is permitted, after a well is permitted, drilled, completed and/or produced. A unit operator does have the right to leave a mineral interest unleased if they can not get a lease at terms they find reasonable. However they are limited to recovering their well cost from the proportional share of the unleased mineral interest.
I was just inquiring for a neighbor who had asked me....I knew I could get an answer as to who they were on this site....This is the site on David s parents'land Wayne Alford.......It s right next to David's place.......There have been some companies also coming around wanting to buy Royalties from some landowners , so people are sort of skiddish................I think people have recieved their Force integration letters and maybe DJ is picking these up for GDP......I ll visit some more and look at a letter and see what s in it........Thanks for this company info ....
You'll have to ask D J Energy that question. I doubt they are speculating in leases but it's possible. More likely they are leasing for a client. If that client is GDP they should be willing to reveal that information.
So are they picking up the small acreage that was left unleased and tryng to flip it to Goodrich ?? Or are they broker for Goodrich now...
Kevin, does the letter offer lease terms? Are you referring to a well pad on the property of David Alford? D J Energy is a "land company". They lease lands for clients.
