Is this a good offer?

I need guidance.

In order to get a worthwhile response, perhaps a bit more info might help, such as:

1) how many acres are involved

2) have your sections been unitized

3) is there drilling activity in your area

4) do you know of other offers in your area

5) what are the other provisions, (% of royalty, length of lease, etc.)

6) surface operations clause

7) etc., etc., etc.

Don't forget, the "devil" is indeed, in the details !
