New well 255062 but no Survey Platt can be found. Does anybody know.....
1. Are operators required to create a new survey platt before drilling a new HZ well?
2. If no, then what document do they use to determine the NRI formula calculation?
3. How do we know if the Survey Platt was completed but not posted to SONRIS?

Jed, there is a unit survey for HA RA SUM but not for HA RA SU67 in SONRIS. 67 has no prior HA production so there is no requirement for Comstock to submit a survey. Hopefully Comstock will once the well is in production. The requirement for submitting a unit survey is 90 days after first reported production. The state isn't strict on that and operators are usually in no hurry. Below are links to the survey for SUM and to the permit for SU67. If you scroll to the last page of the permit the well plat does include some ownership interest for SU67. Comstock will turn out a Division Order for SU67 that will determine the NRI. There are a few missing surveys for producing units but not many. I took me the better part of 2018 to get the state to enforce the submission of unit surveys for Haynesville Shale units.
I often want to get mineral owners organized enough to find a local legislator who will propose a couple of bills for the legislature to consider. When a Division Order is sent, there should be a requirement for a copy of the unit survey to accompany it. That way all unit interests can check to see if their eight digit payment decimal is accurate. For unleased owners in an HA unit, there should be a requirement for them to receive a copy of the survey and the operator should be required to send quarterly production statements without having to hire an attorney to make a legal demand. These are common sense requirements that protect mineral owners in producing units. Maybe one day HA mineral owners will get off their duff and demand that the state require operators to treat them fairly.

Thanks Skip. We are looking for HA RA SUM 14-12N-16W. The link in your response shows HA RA SUM to be for 23-11N-15W property as best I can tell. Did you find acreage ownership on the SU67 page?
Great thoughts on DO's!
SUM is incorrectly indexed in the database. I'll let SONRIS staff know. There is no acreage for SU67 as there is no unit survey. There will not be one until Comstock reports the first well in that unit. It may take a few months.
Sounds good thank you.
You're welcome. SONRIS staff are human and make occasional entry errors. They appreciate it when someone points them our so they can be corrected.
In researching the decades-old Tuscaloosa Trend and the immense wealth it has generated for many, I find it deeply troubling that this resource-rich formation runs directly beneath one of the poorest communities in North Baton Rouge—near Southern University, Louisiana—yet neither the university ( that I am aware of) nor local residents appear to have received any compensation for the minerals extracted from their land.
This area has suffered immense environmental degradation…

AboutAs exciting as this is, we know that we have a responsibility to do this thing correctly. After all, we want the farm to remain a place where the family can gather for another 80 years and beyond. This site was born out of these desires. Before we started this site, googling "shale' brought up little information. Certainly nothing that was useful as we negotiated a lease. Read More |
