What does this mean....we have a well in the section next to us...the sign on the road reads site location sec 13 and lateral location sec 4 12n 16w...hz well...does this mean we will get royality ?

Jason. There is no current well permit listed for either Section 4 or 13 in 12N - 16W. And those two sections are about 2 miles apart as the crow flies, not immediately adjacent. Until there is a well permit with a Planned Bottom Hole (PBH) location, it is impossible to know who will receive royalties. If you are seeing the site work for a well pad location, it's quite possible the operator just hasn't applied for a permit yet.
Thank you for your reply...I may not have the correct section it is showing for the surface location. I will go take a pic tomarrow and upload for you to check out. It is a comstock location and has a rig on it and has been drilling for a few weeks now. We have not recieved anything from the attorneys that send out those notification letters. Please check back tomarrow and see what you think. Thank You
There is a Comstock well being drilled in 33-13-16 which is directly north of 4-12-16. The PBH is in 4-12-16. Maybe that is what you have seen
What is PBH? and what does that mean for us
PBHL is the Planned Bottom Hole Location. This is the location of the end of the lateral part of the well. The operator may put the Surface Location (SL) in one section (call it Section A), but then drill down and over to drain an ajoininng section (Call this Section B). In this case, the SL is in one section (A) and the PBHL is in the ajoining section (B). The well would not be draining the section where its SL lies (Sec A). Rather, it would drain the other section (Sec B). All royalties would go to the mineral owners in the section that is drained (Sec B).
