I just have a quick question for anyone out there who has leased their shallow rights (<9000). What is the going rate per acre for such a lease and have you had any problems leasing your ha shale rights afterwards? Thank you everyone in advance for your replies.

I have not leased any land lately. However, I do try to keep up with leasing activity among friends, neighbors, and this web site. I own land near Arkansas stateline in Webster Parish. Based on what I have heard lately shallow rights lease might be worth anywhre from $150 to $300/acre. If I had location of your acreage perhaps I could be more definitive. Shallow leases should not impact up leasing Haynesville. You may not be in Haynesville Shale prospective area. Much of Webster Parish is definitely not prospective in H. Shale, but may be in Haynesville Sand.
What is Haynesville sand? And what areas of Webster are you referring to?
The Haynesville sand is productive near the Arkansas/Louisiana line from Haynesville to Plain Dealing and probably beyond. I am most familiar with area i referred to.The Haynesville formation primarily consists of interlayered sandstone and shale. The Haynesville sand has been produced for many, many years. Locally it is very prolific producer, notably in North Shongaloo-Redrock and Haynesville fields..
Mr Sanders, my land is located in s31/t19n/r10w which is located in the southeast part of the parish.
In looking back I see that I failed to answer your initial question fully. A lease for zones above 9,000 foot depth would not preclude leasing of deeper rights at some future date. I am not very familiar with your area so I really cannot make any analysis as to what might be appropriate lease value.
