I recently heard of two land owners in Webster Parish leasing100 acres each for 7500 and 11,500 per acre bonuses. Land owners in Union Parish are not getting anywhere that much yet it is being told that landsmen are working to lease 200.00 acres in Union Parish. There is even speculation that T. Boone Pickens is behind the project. Where are the 300-500 per acre bonuses?

Just do not get to caught up in the conspiracy theory and no what time it is. Not easy to do sometimes.
The diference is the term "resource play"

Big companies can sell resource plays on Walstreet, and thus spend more $$$.
Could you define resource play for me. I was not familiar with the term when it was told.

Hey, Im getting 26% signed for 25,000 an acre. Signed in july of 08. Section 17,18,8, 16n 15w. getting royalty on 17 should start getting checks on 18 soon. Section 8 is not complete.

Could you tell me where this land is in Webster that leased for $7500 & $11,500.
Also who leased it? I was offered $1500/acre in southwest Webster a month ago and have heard of no one getting larger offers. Petrohawk and BEUSA are the only two I know of in South Webster.

Unfortunately my friend who was part of the conversation did not learn the exact location in Webster Parish or the date of the lease. It may have been during the frenzy of 2007-08
as said many times people worry do much about the bonus money and tax man going to take 35% of it up front. If you are in a proven core area (good wells already drilled in close area) your MONEY IS IN THE GROUND and only way to get it is TO DRILL and you want someone too do that for you. PAY ATTENTION TO LOTS OF GOOD ADVISE FROM THIS SITE, you want ROYALTY WITH ALL THE GOOD TERMS AND CLAUSES. See your oil & gas attorney and let him write your lease with at least 25% royalty. If I was in hot area I think I would give them free no bonus lease if I could get all the good terms with 25% royalty if they would drill well within one year. Lease ONLY to proven operator who can drill the well like XTO CHK HK COG EXCO EOG DVN COMSTOCK etc.---------IMHO- wish I had minerals in this area of discussion.
Be careful of BEUSA. My cousin has some land they developed -- with a vertical Haynesville! They may hold that lease forever without further development, and production is very limited. He has NOTHING good to say about them.

Sounds like a case for Randy Davidson! Maybe your cousin can argue that BEUSA is not developing the property for the mutual benefit of the lessee and lessor, as the law requires.
Only operator in my area looks to be BEUSA so bonus is all any of us will see in this area and their lease offer is way to low. BEUSA has yet to show that they know how to drill a well. I wish someone would buy them out. I will go unleased and hope for the best. It seems that every other operator can drill a HS well for 7 - 9 million, but BEUSA can't drill one for 30. I understand that an unleased mineral owner does not get paid until the well pays for itself so I may never see any money, but be damn if I will take 1500 when my neighbors were paid 6000 just a year and a half ago.
By the way, I did not turn down 6000 waiting for higher offer. I was never offered it in the first place.
I never was in the wait to sign group.
