I spoke with a land man from Twin Cities this morning and was informed that Chesapeak is cutting back their hours. He is no longer working Saturdays and will be off every other Friday. He also seemed to believe that the company will be making significant cut backs within their work force soon. He assumed that the cut backs may be related to our current economic status. If they are cutting back, is this relevant or significant to getting my land leased sooner rather than later?

If what he stated is true, it should have no effect on when (or if) you enter into a lease agreement. Your mineral rights have not changed. If anything, the reduction of workforce would indicate the landman would need to put forth more effort into getting a mineral owner to sign a lease. They (landman) must accomplish the same task as before, but with less time in which to do it. Please do not allow an executive decision by the company to influence you into doing something you may regret later. If you have a need to sign now, then I wish you much success. However, that decision should not be based off the decisions of another. Do what is right for you, not from fear, nor from intimidation, but from an educated and well implemented plan. If you do not feel you have the available resources to make that decision, might I suggest consulting with someone who does. Either way you decide to go, good luck.
I spoke with a landman from another co. He said chk was lowering lease bonous due to ng prices. He was working the east 80 area of Haughton and was offering 15k but no longer. If you turned down recent offers from chk it may be awhile before they go back up.
People, the capital markets turmoil has had a huge impact on the Haynesville E&P's. These companies obtain capital for leasing and drilling by issuing debt and equity. The debt markets have seized up. The equity markets are even worse. For example, HK's stock price is now down 80% from its high in July.

There was alot of speculation that HK CEO Floyd Wilson was looking to sell HK. Unfortunately for him and HK shareholders, that may now happen in a Wachovia-type acquisition.
Heck, things keep going like this, I'm going to cash in my bottles and cans from the side of the highway and make Floyd an offer!!! I'll even throw in a coupon for 50% off at Luby's!
I also was contacted by Red River Land Services yesterday. I was told that Chesapeake was going to lowering their original offer of 7k/acre due to the drop in the price of natural gas and oil. And that everyone else in my area had signed already.
I wonder if any of this has to do with the political climate it looks like we may be heading into?

I did just belive it was the best choice for me. Time will tell.
Remember folks, the price of gas is down, the stock market is down and it is the end of the fiscal year for many companies. Also, the companies need to drill what they have. Be patient, take a breath, learn, organize and wait. The price of gas will go up when winter sets in, the market will stabalize with time and a new fiscal year will be ushered in. The leasing will continue. The prices will go up and dow dependent on the market forces but those who are organized, patient and wise will still get good lease deals and more importantly, good protective terms.
