I have about 300 acres in the Perkins & Tanner. I have been approached by a Landman and he wants to know what I would take for a lease of the acreage.

I am very new to this. My father had leased it 10 years ago for $150/acre on a 3&2 that expired. But this was long before the Haynesville broke.

What would be a fair offer now?

Joe, it's good to hear that there is some leasing activity in Marion County. I would suggest that you ask a few questions before you get into negotiations. Or, considering the size of your acreage, have an O&G attorney ask for you. I would want to know what company was planning to drill, Many times the company offering the lease is not the company that will drill. I would also want to know what formation(s)/depths they were interested in. Another good step would be a trip by you to the courthouse. Inspect the Day Book in the Clerk of Court's office for any leases this company may have recorded. Make a copy of one and then note other leases as far as location by survey.
